Fire-rated sealant in California, Buckinghamshire

  • Seals cut through by electricians, plumbers or data installers

Fire rated sealant in California

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

About our fire rated sealant in California

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. If you’re dealing with gaps where walls meet ceilings or slabs and gaps around pipes and cables through fire-resisting walls, we can put it right.

Around a place like California, halls, schools and small businesses all have washrooms and kitchens used by many people. Their sealant and fire-rated joints are as important as those in any bigger building.

You get a 12-month guarantee, the same in California as everywhere else we work.

How the visit works

Before we leave, we go over the finished joints with you. The work normally takes from a few hours to a few days, depending on the number of gaps and the access, depending on how much there is to do. Parking around California is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Let us know if you’ve seen damp or leaks
  • Try not to wet indoor joints just before the visit

Advice

Leave it or put it right?

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the sealing itself is often a contained piece of work. Around California, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or send us an email.

What the job involves on each surface

Door frames

Our work is the joint between frame and wall. The door leaf, its seals and closer need a door specialist, and we will say if we spot a problem with them.

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.

Landlord and commercial work in California

Landlords and agents in California can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Questions from California

Do you work in hotels near California?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can you help a landlord with a rental near Aylesbury station?

Yes. We work for letting agents and landlords as well as homeowners. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Can ordinary silicone be used in a fire-stopping gap?

No. It might close the gap, but it isn’t a fire-rated seal. Use a product tested for that gap and service, or ask us to do it.

Do you take out the old sealant first?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

Can you seal over the old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we’ll quote it together.

How long does fire rated sealant take?

That depends on the amount of work, but most jobs take anything from a few hours to several days, depending on how many gaps there are. We’ll tell you when we quote.

Fire rated sealant in California: local notes

There are hotels and other places to stay in and around California. Hotel work can be planned room by room, with out-of-hours working where needed. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details.

Letting a property close to Aylesbury station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Schools such as Oak Green School are buildings too, and fire-stopping around service openings should be restored whenever new services go in. For buildings such as Church of St Mary, gaps around pipes and cables are worth checking after any building work there.

Aftercare tips

Aftercare is simple:

  • Check whether a sealant can be painted before decorating over it
  • Keep the record of products and locations with your fire safety documents
  • Tell trades working in the building that fire seals must be put back
  • Check risers, ceiling voids and cupboards during building checks

Look at the sealed gaps as part of your routine walk-rounds. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.

If a fire risk assessment has flagged a gap, do not leave it for the next one. Get it sealed and recorded so the item can be closed.

Quotes for fire rated sealant in California

We do not publish a price list, because no two jobs are the same. What we look at:

  • Working hours on commercial sites
  • How much there is to do
  • Access and height
  • The number of rooms or windows

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel
