Bathrooms and kitchens in California
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings. California has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
Rented homes near Aylesbury station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. Managing a site like Oak Green School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of St Mary include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
California is about 1 mile south of Aylesbury, in Buckinghamshire. We provide regrouting to homes and businesses in California and the surrounding area. 263 places in Buckinghamshire are on our list, from the larger towns to small villages. We also work in Oxford, about 18 miles from California.
We cover every part of HP21, HP20 and HP19 for regrouting. You’ll find streets such as Lee Road, Penn Road and Eaton Road. California sits on or near the A41 and A418. We also cover the places around California: Aylesbury (1 mile north), Walton (1 mile east), Queens Park (1 mile east), Southcourt (1 mile south) and New Zealand (1 mile north). Larger places within reach include High Wycombe (13 miles south), Chesham (11 miles south-east), Buckingham (15 miles north-west), Amersham (13 miles south-east), Princes Risborough (6 miles south) and Haddenham (6 miles south-west).
Around California
Typical jobs here are in homes near Pebble Brook School, Buckinghamshire UTC and King's Head Inn and the streets around them. California has its own railway station: Aylesbury station. A little further out are Friars Square (less than half a mile north-east) and Dinton Castle (3.4 miles west). The countryside around California includes Beacon Hill.
Regrouting in California, done properly
Regrouting is normally paired with resealing. Grout is for the joints between tiles, but internal corners and edges flex, so they need flexible silicone instead. Doing both at once leaves the whole area sound. If you have corners filled with grout instead of silicone and splashback grout that has darkened, we can put it right.
Homes around California range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.
Big or small, you get the same 12-month guarantee in California and across Buckinghamshire.

What affects the quote in California
There’s no set price list, because jobs vary so much. What we look at:
- Mould in or behind the old joints
- Any working-time requirements on site
- The product the joint needs
- How much there is to do
What you pay reflects the work, not guesswork. That is why we ask about the job first.
What to tell us for a quote
You do not need to know the technical terms. It helps if you can tell us:
- What’s wrong with the joints now
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- The rough size of the job
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Get any tile that moves checked promptly
- Avoid neat bleach and strong acid descalers on grout
- Wipe water off the walls when you are done
- Rinse the tiles after showering
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and open a path for water.
Fixing grout early is a small job. Left, the same problem can let water through, so get it looked at when you notice it.
What we cannot put right
Before booking, it’s worth knowing the limits:
- Tiles that are chipped or split
- Leaks from pipes, valves or wastes (a plumber’s job)
- A leaking wet room membrane
If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think.
What we seal
- Shower walls
- Bathroom wall tiles
- Kitchen splashbacks
- Bathroom floors
- Wet rooms
- Tiled floors
Why act early in California
New grout smeared over the old doesn’t bond well. A thin skin on top tends to break off. Removing the old grout to an even depth lets the new grout key in properly. In an older home around California, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

Landlord and commercial work in California
If you manage several properties in or around California, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
How it works
We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take a few hours for a shower enclosure, longer for a whole room, and we tell you how long to leave it before we go. In a smaller place like California, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- Internal corners and edges are resealed.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Mention any tricky access
- Mention if the joints have been sealed before

FAQs for California
Will you come out to California?
Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you work for hotels and guest houses in California?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Should corners be grouted or sealed?
We seal corners with silicone. They flex, and grout there cracks.
When can I use the shower again?
You’ll get a clear time from us before we go. Both the grout and the silicone need time to cure before they get wet.
How long does the job take?
Most jobs take a few hours, or longer for a fully tiled room. We’ll confirm how long when we quote.
Can you seal over the old sealant?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
Are you fully insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.
What the job involves on each surface
Wet rooms
New grout in a wet room keeps the surface sound. It does not repair failed tanking underneath.
Bathroom floors
Regrouting a floor brightens the whole room. Floor-to-wall and bath joints are sealed, not grouted.
