Trusted fire rated sealant in New Zealand

Fire rated sealant for homes and businesses in New Zealand

Landlords, managing agents and facilities teams use us for the sealant items on a fire risk assessment on buildings across New Zealand. If you share the list, we can quote for the gaps that need fire-rated sealant. If you have new service routes left unsealed after building work and linear gaps at the head of walls, we can help, on door frames, pipe & cable gaps and linear gaps alike.

Somewhere as small as New Zealand, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

You get a one-year guarantee, the same in New Zealand as everywhere else we work.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

How to look after the new joints

Looking after new joints is easy:

  • Report cracked or damaged seals as soon as you notice them
  • Allow for resealing whenever new services are run
  • Look in service cupboards and ceiling voids from time to time
  • Check whether a sealant can be painted before decorating over it

Don’t add foam, filler or ordinary sealant over a fire seal. Repairs should use a matching fire-rated product. We can tell you which product we used.

A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record so you can show it was dealt with.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What the job involves on each surface

Flats and HMOs

Conversions generally leave a mix of old and new service holes. We seal the ones on your specification with a tested product and the locations noted.

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. The sealant has to be one tested in plasterboard.

What happens on the day

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for a handful of gaps, and longer for a whole building, depending on how much there is to do. Somewhere like New Zealand needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your files.

Preparing for the visit

  • Try not to wet indoor joints just before the visit

Advice

Fire rated sealant in New Zealand: local notes

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details. New Zealand has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

For landlords with property near Aylesbury station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Community buildings like St Peter's are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

When to call us in New Zealand

Buildings are refitted and reconfigured over the years. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.

Look out for any of the following:

  • Joints picked up in a fire-stopping survey
  • Gaps where walls meet ceilings or slabs
  • Door frames with gaps between frame and wall
  • Gaps around pipes and cables through fire-resisting walls

For site and facilities teams at buildings such as Elmhurst School, gaps opened by contractors for new cabling are a common finding in schools and offices.

Choosing a sealant specialist

Your questions about fire rated sealant in New Zealand

Will you come out to New Zealand?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for hotels and guest houses in New Zealand?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can you seal over the old sealant?

No, it will not last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

How long does fire rated sealant take?

That depends on the amount of work, but as a guide it takes anything from a few hours to several days, depending on how many gaps there are. We’ll tell you when we quote.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and you will get one quote.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or email us.

Where are you based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Why it’s worth doing now in New Zealand

Sealant is not the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. We’ll say so if a gap needs something other than sealant. Older cottages and farmhouses around New Zealand can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, ring 0345 464 0079 or send us an email for an honest opinion and a quote.
