New Zealand questions
Is New Zealand within the area you cover?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Aylesbury station?
Yes. We work for letting agents and landlords as well as homeowners. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Can you do several jobs on one visit?
Yes. Just list everything you need and you’ll get one quote.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Will resealing my frames help with draughts?
In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.
How we handle window mastic in New Zealand
There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. If you’re dealing with cracked sealant at the sill ends and gaps between the frame and the inside reveal, we can help, whatever the surface.
Outdoor sealant needs dry, clean surfaces, so work on frames around New Zealand is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.
Every job is covered by our 12-month guarantee, wherever you are in Buckinghamshire.

Frames and glazing around New Zealand
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Schools such as Elmhurst School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. If you live in an older home near St Peter's, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
New Zealand is about 1 mile west of Elmhurst, in Buckinghamshire. Anywhere in HP19, our applicators can take on window mastic. Our Buckinghamshire coverage runs to 263 places, New Zealand among them. For nearby work, see our Oxford page.
We work across HP19 and HP20 for window mastic and the streets around it. That includes homes and businesses on Dunsham Lane, Drayton Road and Cannock Road and the roads around them. Close by, we work in Elmhurst (1 mile east), Aylesbury (1 mile south), Watermead (1 mile north-east), Quarrendon Estate (1 mile west) and California (1 mile south). We also work in nearby towns such as High Wycombe (14 miles south), Chesham (12 miles south-east), Buckingham (14 miles north-west), Amersham (14 miles south-east), Princes Risborough (7 miles south) and Haddenham (6 miles south-west).
Local landmarks in New Zealand
Around New Zealand, our work takes us to homes and buildings near The New Zealand pub, Buckinghamshire UTC and The PACE Centre, among other places. For rail, the closest station is Aylesbury station, roughly 0.8 miles south. Other landmarks nearby include Royal Buckinghamshire Hospital (under half a mile south) and Dinton Castle (3.8 miles south-west).
What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- Damp coming through the wall itself rather than the frame joint
- A failed sealed unit that has misted up
- Soft or decayed wood in the frame
If in doubt, call 0345 464 0079 or send us an email and we will say what we think before you book.

What happens on the day
Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. Most jobs take a morning for a couple of windows and a door. Somewhere as small as New Zealand, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any water getting in
How to get a quote

Related advice
What the job involves on each surface
Window sills
Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.
Aluminium frames
Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones are not used, as they can attack some metals. Neutral-cure sealant is the safe choice.
Signs you need window mastic in New Zealand
Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.
Look out for these signs:
- Cracked internal joints between frame and plaster
- Whistling draughts around closed windows
- Cracked sealant at the sill ends
- Mastic that has split away from the wall
If you let a flat or house near Aylesbury station, renewing tired window mastic between tenants heads off draught and damp complaints.
Questions to ask before booking
- When the joint can take water or movement
- How hidden problems are handled
- Is VAT in the price?
- Is the old sealant removed completely?
How to look after the new joints
After the cure time, these simple habits help:
- Walk round the house once a year and look at the joints
- Make sure the drainage slots aren’t blocked
- Keep jet washers away from the mastic
- Do not use solvent cleaners on the joint
Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak, and if anything looks wrong, just ring 0345 464 0079 or send us an email.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.
Why deal with it now?
The work is quick compared with the damage it prevents: the visit takes a few hours for a few frames, or a day or more for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. Where a wall is exposed, as many are in small places like New Zealand, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Doing several joints on one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.

What affects the cost of window mastic
Jobs vary more than people expect. What affects the quote:
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
- The size of the job
- Any working-time requirements on site
The cost reflects the work involved, not guesswork. That is why we ask a few questions first.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The problem you’ve noticed
- Where the property is
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
For a quote, ring 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.
