Window & door mastic in California, Buckinghamshire
Mastic around window and door frames, sills and patio doors in California, with a 12-month guarantee on every job. Call for a quick quote.
- Cold air getting in at the frame edge
- Cracked sealant at the sill ends
- Gaps left after new windows were fitted
Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
How we handle window mastic in California
Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. We’re often asked to deal with whistling draughts around closed windows and water coming in at the bottom corners of a door, across uPVC windows, timber windows & doors and patio & French doors.
Many houses in smaller places like California have conservatories, garden rooms or patio doors. Those joints need the same attention as the main windows, and any older timber or sash windows need a sealant that suits them.
All our work is covered by a one-year guarantee.

When it is not the sealant
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Soft or decayed wood in the frame
- Damp coming through the wall itself rather than the frame joint
- Worn gaskets, brush seals or a door that has dropped
Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.
California: your questions answered
Do you cover smaller places like California?
Yes. California is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you do window mastic in California?
Yes, California is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or email us with a few details of the job, and we will give you a clear price.
How long will my window job take?
Allow anything from an hour or two to a full day, depending on how many frames there are. Access and how stubborn the old mastic is affect the time most.
Will there be a smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Do you guarantee window mastic?
Yes. Every job comes with our one-year guarantee, and we’re fully insured.
Can you reach windows above the ground floor?
Yes, as long as they can be reached safely. Tell us about access when you get in touch and we’ll plan for it.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.
What window mastic looks like in California
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you look after a building such as Oak Green School, the mastic around its windows and doors needs looking after like any other building’s. In the older streets around Church of St Mary, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Letting a property close to Aylesbury station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
California is about 1 mile south of Aylesbury, in Buckinghamshire. Jobs in California get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Across Buckinghamshire, we cover 263 places, and California is one of them. For nearby work, see our Oxford page, about 18 miles away.

How we quote for window mastic
We do not publish a price list, because jobs vary so much. The quote depends on:
- The product the joint needs
- Any working-time requirements on site
- How many areas need sealing
- Whether there’s mould to deal with
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- The problem you’ve noticed
- Whether it’s a home or a business
- Photos by email, if that’s easy
- Any access issues, like height or stairs
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.
What the job involves on each surface
Aluminium frames
Aluminium needs a sealant that bonds to coated metal and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.
Window sills
Where a sill meets brick or render, the ends often crack first. We reseal them so rain can’t run into the wall.

How the visit works
We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes most of a day for a typical house, less for a few frames. In a smaller place like California, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- We check each frame and agree which ones need doing.
- Next the failed sealant is cut away and the joint cleaned.
- We fit backing rod in deep gaps so the sealant is the right depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Finally we tidy up and check each joint.
Getting ready for the visit
- Clear items away from the joints we’re working on
- Plan for the work area to be out of bounds to pets and children
- Try not to wet indoor joints just before the visit

Advice
What happens if it’s left?
A quick bead over the top of old mastic looks like an easy fix, but new sealant can’t bond to old, crumbling mastic. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. In an older home around California, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
