Fire rated sealant in Weedon

We don’t assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. We are often asked to deal with gaps where walls meet ceilings or slabs and unsealed gaps where pipes and cables go through a wall, across plasterboard & masonry, door frames and linear gaps.

Work in a small place like Weedon is planned ahead, journey included, so it can be fitted around guests, clients or events where possible.

Big or small, it’s backed by our one-year guarantee in Weedon and across Buckinghamshire.

What we cannot put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Fire risk assessments, which need a qualified assessor
  • Construction that does not provide fire resistance on its own
  • Certifying a building or signing off its fire safety

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before booking.

What we seal

  • Door frames
  • Pipe & cable gaps
  • Flats & HMOs
  • Service penetrations
  • Linear gaps
  • Plasterboard & masonry

How it works

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Somewhere as small as Weedon, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

How to prepare

  • Mention any parking rules near the property
  • Try not to wet indoor joints just before the visit
  • Tell us about any water getting in

How the job changes by surface

Linear gaps

Gaps along the top of partitions are easy to miss above a ceiling. We work along the whole run leaving no stretch unsealed.

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. We clean out dust and debris before sealing so the sealant bonds.

Signs you need fire rated sealant in Weedon

Gaps around door frames are easily missed. The gap between the frame and the wall is hidden behind the architrave, so it’s easy to leave unsealed when doors are changed.

Any of these means the joints need attention:

  • Gaps flagged on a fire risk assessment
  • Damaged fire sealant left by other trades
  • Unsealed gaps where pipes and cables go through a wall
  • Ordinary sealant used where a fire-rated product was needed

For buildings such as Old School Room Chapel, service openings in its walls need the right fire-rated sealant, as in any building.

What your quote should include

  • How hidden problems are handled
  • The length of the guarantee
  • How long to leave it before use
  • Whether they seal over old material or remove it

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Keep photos of seals that will be hidden
  • Ask which product was used before you paint
  • Ask every contractor to reseal any fire stopping they disturb
  • File the fire-stopping record where your assessor can find it

Look at the sealed gaps as part of your routine walk-rounds. Watch for cracking, gaps or seals that have been disturbed and get them seen to.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Commercial buildings in Weedon

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We work to the specification you’re given, installing the product to its tested details.

For site and facilities teams at buildings such as Old School Room Chapel, gaps opened by contractors for new cabling are a common finding in schools and offices. If you let a flat or house near Aylesbury Vale Parkway station, any gap left by new services in shared walls should be closed with a fire-rated product.

What affects the cost of fire rated sealant

Call for a quick quote. The main things that affect it are:

  • The old material and how stubborn it is
  • How many areas need sealing
  • How easy the joints are to reach
  • The number and length of the joints

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
