Fire rated sealant near Chalkshire

What fire rated sealant looks like in Chalkshire

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We work to the specification you are given, installing the product to its tested details.

For site and facilities teams at buildings such as John Colet School, gaps opened by contractors for new cabling are a common finding in schools and offices. Rented homes near Little Kimble station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product. For buildings such as Church of St Peter and St Paul, gaps around pipes and cables are worth checking after any building work there.

How we handle fire rated sealant in Chalkshire

Fire stopping only performs as intended if it’s done to the detail: correct depth, correct backing and a product suited to the surfaces. That is the part we focus on. If you have sealant items on a fire risk assessment action list and linear gaps at the head of walls, we can put it right.

Somewhere as small as Chalkshire, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

Whatever the size of the job, it’s backed by our one-year guarantee in Chalkshire and across Buckinghamshire.

What the job involves on each surface

Door frames

Frame gaps are normally hidden behind the architrave. Where it’s open, we seal it to the product’s details for that gap size so the architrave can be refitted.

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

How it works

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on how many gaps there are. For a village or hamlet like Chalkshire, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your records.

The location, the problem and the rough size of the job. Photos by email help too.

What affects the quote in Chalkshire

The quote reflects the job in front of us. We take into account:

  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • The product the joint needs
  • The size of the job

What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking

Need a quote? Please call 0345 464 0079 or drop us an email with a few details. You will know what we plan to do, and what it will cost, before any work begins.

What we can’t put right

New sealant cannot fix everything, and we’ll tell you before we start. Sealant won’t put right:

  • Openings too large for sealant, which need batts, boards or another system
  • Construction that does not provide fire resistance on its own
  • Fire doors that need new seals, closers or hardware

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before booking.

Surfaces we seal

  • Linear gaps
  • Service penetrations
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Flats & HMOs
  • Door frames

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Ask every contractor to reseal any fire stopping they disturb
  • Look in service cupboards and ceiling voids from time to time
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Take photos of fire stopping before ceilings or boxing go back

Don’t add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. Ask us if you’re not sure which product was used.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
