What affects the cost of remedial sealant

Jobs vary more than people expect. The main factors:

  • Any working-time requirements on site
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Helping us quote

To make quoting easier, please include:

  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel
  • Photos by email, if that’s easy

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

Bathrooms and kitchens in Little Kimble

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as Great Kimble Church of England School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Little Kimble station, a joint that keeps failing is best fixed properly while the property is empty. For an older house near a landmark such as Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How the visit works

There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours for a typical bath or shower, longer where several layers have been applied from start to finish. Somewhere as small as Little Kimble, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed

Advice

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

When something else is needed

In fairness, there are a few things sealant will not fix:

  • Sealant in an older building that needs testing for asbestos first
  • Cracks in the fitting rather than the joint
  • A leaking trap, valve or supply pipe

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before booking.

Joints and surfaces we work on

  • Failed movement joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Expansion joints

Your questions about remedial sealant in Little Kimble

Will you come out to Little Kimble?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Little Kimble station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.

Is remedial work guaranteed?

Yes. You get our 12-month guarantee, and we’re ARBOMaster approved.

Someone sealed over the old bead. Can you fix it?

Yes. We remove every layer; new silicone does not bond to old silicone, which is why over-sealing fails.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Can you reseal a split movement joint?

Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, and reseal with a flexible product.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

How the job changes by surface

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, and we’ll tell you if we find it.

Movement & expansion joints

A movement joint must be able to stretch. We remove the failed sealant, fit backing and reseal with a low-modulus product.

Leave it or put it right?

Leaks that are left keep doing damage out of sight: wet floors, stained ceilings and swollen worktops. By comparison, sorting the joint is quick. In a small place like Little Kimble, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
