Remedial sealant around Baker's Wood
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Rented homes near Denham Golf Club station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants. If you look after a building such as Denham Village School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Remedial sealant for homes and businesses in Baker's Wood
Not every leak is a sealant leak. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. Common call-outs are for smears and lumps from a botched reseal and floor or wall movement joints that have failed, across expansion joints, mouldy bath & shower sealant and leaking tray & enclosure joints.
For a small place like Baker's Wood, remedial sealant is planned like any other job: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

Leave it or put it right?
Another bead over the top won’t fix a failed joint. It does not grip the old layer, leaving the leak in place and one more layer to cut out later. Around Baker's Wood, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Different surfaces, different methods
Over-sealed & botched joints
Every layer has to come out, including the smears and film on surrounding tiles. Only a clean joint will take a new bead.
Movement & expansion joints
A sealant stuck to the back of the joint can’t stretch. Backing rod or bond-breaker tape prevents it, so the sealant grips the two sides only.
Common problems we fix in Baker's Wood
All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould, faster where ventilation is poor. Then the only fix is removal and a new bead.
Any of these means the joints need attention:
- Dark patches showing through the sealant
- A shower that leaks however often it’s resealed
- Beads that never stuck properly
- Gaps opening along the back of the worktop
If you live in an older home near Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first.
Questions to ask before booking
- The length of the guarantee
- What happens if they find a problem under the old sealant
- What preparation is included
- What the cure time is
For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- A bath, tray or worktop that moves until it’s properly fixed
- Plumbing leaks behind walls or under trays
- Older mastics that may need an asbestos check before removal
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before booking.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How it works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for most joints, depending on how much old sealant has to come out. Somewhere as small as Baker's Wood, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by checking the joint for movement, leaks and the reason it failed.
- We strip the joint completely, removing any layers below.
- The joint is cleaned, treated for mould and left to dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- The new joint is tooled neatly and we explain anything else we found.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive
- Plan for the work area to be out of bounds to pets and children
