Bedgrove homes and their sealant
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Bedgrove. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Rented homes near Stoke Mandeville station change hands often, and a joint that keeps failing is best fixed properly while the property is empty. For site and facilities teams at buildings such as Bedgrove Infant School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

About our remedial sealant in Bedgrove
In Bedgrove, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. We strip each one back and start from scratch. If you are dealing with gaps opening along the back of the worktop and smears and lumps from a botched reseal, we can help, whatever the surface.
In a smaller place like Bedgrove, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Sealant and grout wear out here just as they do in a big town.

Common problems we fix in Bedgrove
One of the commonest remedial jobs is sealant on top of sealant. Silicone doesn’t bond to silicone, so the top layer lifts and water and mould collect between the two.
Any of these means the joints need attention:
- Mould trapped under a layer of silicone
- Products that weren’t meant for the joint
- A second bead peeling off the first
- Gaps opening along the back of the worktop
For an older house near a landmark such as Church of the Holy Spirit, older homes can move a little, which is hard on rigid grout and tired sealant.
Before you book anyone
- What happens if they find a problem under the old sealant
- How the surfaces are prepared before sealing
- Is the old sealant removed completely?
- What insurance they hold
What we can’t put right
A few problems are outside what sealant work can do:
- Water damage behind tiles that needs a tiler
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Plumbing leaks behind walls or under trays
If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before you book.
Surfaces we seal
- Leaking tray & enclosure joints
- Failed movement joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
- Botched or over-sealed joints
- Expansion joints
DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
How the job changes by surface
Mouldy bath & shower sealant
Mould that has grown into silicone doesn’t clean out for good. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.
Leaking trays & enclosures
Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, tray edges and screen profiles included.

Your questions about remedial sealant in Bedgrove
Can you help a landlord with a rental near Stoke Mandeville station?
Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear price.
Do you cover smaller places like Bedgrove?
Yes. Bedgrove is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint.
What happens if the problem is the tray or the plumbing?
That is why we look for the cause first. If the fault is elsewhere, you will know before any work is done.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
What should I tell you?
Just the basics: the address or postcode, what’s wrong and any access issues. Then phone 0345 464 0079 or drop us an email.
Are you insured?
Yes. We’re fully insured.
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Never fill a movement joint with mortar or grout
- Have loose fittings fixed before resealing
- Get the cause of a repeat leak found before resealing
- Never seal over old silicone
If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.
A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.
What happens on the day
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours, depending on how many layers have to come out, depending on the size of the job. In a smaller place like Bedgrove, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Getting ready for the visit

What affects the cost of remedial sealant
The price is agreed before any work begins. It’s based on:
- How many areas need sealing
- Working hours on commercial sites
- The old material and how stubborn it is
- Mould in or behind the old joints
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
Helping us quote
There’s no need for technical detail. Just tell us:
- Any access issues, like height or stairs
- The address or postcode of the job
- If someone has resealed it before
- How many joints, rooms or windows are involved
Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.
