Trusted remedial sealant in Drayton Beauchamp

Remedial sealant in Drayton Beauchamp, done properly

Movement and expansion joints fail when the sealant can’t stretch. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. If you’re dealing with a second bead peeling off the first and a shower that leaks however often it’s resealed, we can help, whatever the surface.

Around Drayton Beauchamp, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

FAQs for Drayton Beauchamp

Is Drayton Beauchamp in your area for remedial sealant?

Yes, Drayton Beauchamp is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job, and we’ll send you a clear quote.

Can you help a landlord with a rental near Tring station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.

How long does remedial resealing take?

That depends on how many layers there are and how many joints. You’ll have a timescale before any work begins.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured for the work.

What affects the quote in Drayton Beauchamp

Every job gets its own quote. These are the things that affect it:

  • The old material and how stubborn it is
  • How easy the joints are to reach
  • When we can work, for business premises
  • The product the joint needs

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Asking for a quote

To make quoting easier, let us know:

  • The rough size of the job
  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel

Getting a quote is simple: let us know the job and the location. A few photos by email make the job easier to understand, and we will take it from there.

How it works

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a typical bath or shower, longer where several layers have been applied. In a small place like Drayton Beauchamp, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Mention any tricky access
  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed

When something else is needed

In fairness, there are a few things sealant will not fix:

  • A leaking trap, valve or supply pipe
  • Water damage behind tiles that needs a tiler
  • A tray or worktop that needs refixing first

If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.

Joints and surfaces we work on

  • Expansion joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints

Leave it or put it right?

Another bead over the top won’t fix a failed joint. It can’t bond to what’s underneath, so the leak carries on and there’s now more to remove. Where a wall is exposed, as many are in small places like Drayton Beauchamp, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Why us?

  • Full insurance on every job
  • Colour picked to suit the job
  • 20+ years of sealant experience
  • Homes, businesses and hotels

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

How the job changes by surface

Movement & expansion joints

A movement joint must be able to stretch. We remove the failed sealant, fit backing and reseal.

Mouldy bath & shower sealant

Black mould inside the bead won’t scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.

In the older streets around Church of St Mary the Virgin, walls and floors in older homes can move, and sealant and grout show it first.
