Remedial sealant in Ilmer

A joint that keeps letting you down needs more than another bead. It helps to have pictures when you phone 0345 464 0079 or email us, along with when it was last resealed. Common call-outs are for sealant applied over old sealant that has lifted and sealant peeling off a dusty or damp surface, across leaking tray & enclosure joints, botched or over-sealed joints and expansion joints.

Homes around Ilmer are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Each job carries a 12-month guarantee.

Common questions in Ilmer

Is Ilmer in your area for remedial sealant?

Yes. Our work covers London and the South East, and Ilmer is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we’ll send you a clear quote.

I let a flat near Monks Risborough station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses.

Can you fix a reseal that hasn’t worked?

Yes. There’s generally a reason: sealant over sealant, movement or another leak, and we deal with the cause first.

Can I add another job to the visit?

Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

Can you strip sealant from an acrylic tray safely?

Yes, with care. The old bead is cut and lifted with tools that suit the surface, and the residue is cleaned away. Any existing damage is pointed out before work begins.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Where do you work from?

We work from Crawley. We cover Ilmer and the rest of Buckinghamshire, along with the rest of our area.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Look for stains below bathrooms now and then
  • Ask why a joint failed before redoing it
  • Never seal over old silicone
  • Have loose fittings fixed before resealing

Watch the joint over the first few weeks, particularly where the original failure was caused by movement. Should anything change, ring 0345 464 0079 or drop us an email.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.

When to call us in Ilmer

Water from somewhere else can ruin a good seal. A leaking valve, a failed waste or cracked grout feeds water behind the bead, and the sealant lifts or goes mouldy from underneath.

The most common problems we see are:

  • Kitchen joints letting water behind the worktop
  • Sealant that came away because the surface wasn’t prepared
  • Smears and lumps from a botched reseal
  • Floor or wall movement joints that have failed

If you let a flat or house near Monks Risborough station, a joint that keeps failing is best fixed properly while the property is empty.

Questions to ask before booking

  • How the surfaces are prepared before sealing
  • Which colour the sealant will be
  • The length of the guarantee
  • What the quote includes, VAT included or not

Honest limits

New sealant cannot fix everything, and we will tell you before we start. Sealant won’t put right:

  • A tray or worktop that needs refixing first
  • Water damage behind tiles that needs a tiler
  • Sealant in an older building that needs testing for asbestos first

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before you book.

  • Failed movement joints

Landlord and commercial work in Ilmer

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

What we do, step by step

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It generally takes a few hours for most joints, depending on how much old sealant has to come out. In a small place like Ilmer, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about parking restrictions
  • Mention if the joints have been sealed before

How to get a quote

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or send us an email.

Advice

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
