How we handle remedial sealant in The City

Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. Only then can new sealant bond. We work on shrunken worktop sealant, leaking tray & enclosure joints and expansion joints, and the jobs we see most are a second bead peeling off the first and floor or wall movement joints that have failed.

For a small place like The City, remedial sealant is planned like any other job: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

All of our work is guaranteed for twelve months, in The City and everywhere else we cover.

Common problems we fix in The City

One of the commonest remedial jobs is sealant on top of sealant. New silicone cannot stick to the old bead, so the new layer peels, and damp and mould settle between them.

Signs it’s time to call us include:

  • Sealant that came away because the surface wasn’t prepared
  • Sealant applied over old sealant that has lifted
  • Caulk or the wrong sealant used in a wet area
  • A shower that leaks however often it’s resealed

For landlords with property near Saunderton station, a joint that keeps failing is best fixed properly while the property is empty.

What to look for in a quote

  • Whether they’re fully insured
  • Whether they seal over old material or remove it
  • Is VAT in the price?
  • What happens if they find a problem under the old sealant

Our hiring checklist

Leave it or put it right?

A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you will hear it from us. In a small place like The City, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Leaving a failed joint normally makes the job bigger, not smaller. If you are not sure whether it needs doing, phone 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

How the job changes by surface

Windows & doors

A frame that keeps leaking may not be the mastic. If the frame joint is not the cause, we’ll say so.

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Failed tanking or loose tiles behind the sealant
  • A bath, tray or worktop that moves until it’s properly fixed
  • Older mastics that may need an asbestos check before removal

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before booking.

Surfaces we seal

  • Failed movement joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Never fill a movement joint with mortar or grout
  • Ask why a joint failed before redoing it
  • Air the bathroom so the sealant can dry
  • Don’t add new sealant on top of old

Clean gently: no scraping, scouring pads or harsh chemicals.

Leaks through failed sealant grow over time. Every shower or downpour sends more water through, into floors, walls or ceilings. Sorting it early limits the damage.

What affects the quote in The City

Every job gets its own quote. These are the things that affect it:

  • When we can work, for business premises
  • The old material and how stubborn it is
  • The size of the job
  • Whether the work is at height

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • Roughly how big the job is
  • A few photos by email, if you can

If you’re in The City and need remedial sealant, call 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and you’ll get a clear quote before any work starts.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a typical bath or shower, longer where several layers have been applied, and the area is left clean. Somewhere like The City needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. We clean the joint, treat any mould and let it dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. Finally we finish the joint and talk you through what we found.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed

Remedial sealant in The City: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Managing a site like Radnage Church of England Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Church of St Paul, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
