Our window mastic service in the Isle of Wight
There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. We’re often asked to deal with untidy mastic left by window fitters and old mastic that has gone black or come away, across aluminium frames, uPVC windows and timber windows & doors.
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It generally takes most of a day for a typical house, less for a few frames.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.

Landmarks near Newport
In Newport, that means homes and buildings near Seaclose Park, Castle Inn and Island Innovation VI Form Campus. Nearby too are Christ The King College (0.6 miles south-west) and Nine Acres Primary School (within half a mile south). A little further out are Carisbrooke Castle (1 mile south-west) and St Mary's Hospital (0.8 miles north). Not far away are Briddlesford Nature Reserve and Mill Hill.
Window mastic across the Isle of Wight: local notes
The Isle of Wight has everything from older homes with timber frames to newer ones with uPVC. Exposed walls are where window sealant usually fails first.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in the Isle of Wight. In the coastal parts of the Isle of Wight, the sea-facing side of a building takes the most weather, and that’s where sealant usually gives up first. The right product and careful preparation help it last.
Newport: Historic houses such as Carisbrooke Castle, about 1 mile south-west, show how far back building around Newport goes. For site and facilities teams at buildings such as Nine Acres Primary School, its window and door frames need their mastic kept sound, just like a home’s.
What happens if it’s left?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost.
What your quote should include
- Which sealant they’ll use, and why
- What happens if they find a problem under the old sealant
- When the joint can take water or movement
- How the colour is chosen
How to look after the new joints
Aftercare is simple:
- Do not paint over the silicone
- Air rooms to keep condensation down around windows
- Look round the frames every year or so
- Clean frames with a soft cloth and soapy water
Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
What sealant work cannot fix
New sealant can’t fix everything, and we’ll tell you before work begins. It will not solve:
- A door that needs adjusting, rehanging or new seals
- Condensation trapped between the panes
- Penetrating damp from a failed cavity tray or render
Different surfaces, different methods
Window sills
Stone and concrete sills have their own joints, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.
Timber windows & doors
Timber moves with moisture as well as heat, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.
What affects the quote in the Isle of Wight
Every job gets its own quote. This is what makes a difference:
- The old material and how stubborn it is
- Access and height
- The size of the job
- Any working-time requirements on site
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Helping us quote
Photos help, but a description is a good start. Please mention:
- If someone has resealed it before
- What the problem is, such as mould, gaps, leaks or cracking
- A few photos by email, if you can
- The rough size of the job
We quote each job on its own. Just call 0345 464 0079 or email us with the details, and photos are welcome.
