Sealant work in PO34

Bathroom resealing across PO34: what to expect

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We’re often asked to deal with black spots spreading through the bead and splits where the tray meets the wall, across kitchen worktops & upstands, wet rooms and basins & vanity units.

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Bathroom resealing across PO34: local notes

Across PO34, from Appley, Nettlestone and Seaview outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in PO34, surfaces are cleaned back properly before new sealant goes in. In the coastal parts of PO34, the sea-facing side of a building takes the most weather, and that is where sealant usually gives up first. The right product and careful preparation help it last.

Nettlestone: Homes close to St. Helen's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like Nettlestone Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

For landlords and businesses

Landlords and agents in PO34 can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Why act early?

Dealing with sealant early is a short job: it takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

Questions to ask before booking

  • What the cure time is
  • What product goes in the joint
  • Whether VAT is included
  • How long the guarantee is

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Dry the bead with a towel now and then
  • Use gentle cleaners on the silicone
  • Run the extractor fan during and after every shower
  • Keep an eye on the corners, where splits start

Don’t stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Common problems we fix in PO34

Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

The most common problems we see are:

  • Gaps where the bath or tray has moved
  • Black spots spreading through the bead
  • Shrunken sealant along the back of a worktop
  • A reseal done over the top of the old bead

PO34 questions

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do the sealants smell?

Possibly a little. It fades as the sealant cures.

Can landlords and businesses book you?

Yes. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply call 0345 464 0079 or send us an email.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient.
