Window mastic in Appley
Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. To get one, phone 0345 464 0079 or send us an email with the number of frames and any access details. Typical jobs include draughts coming in around windows and doors and water coming in at the bottom corners of a door, across aluminium frames, composite doors and uPVC windows.
Many houses in smaller places like Appley have conservatories, garden rooms or patio doors. Those joints need the same attention as the main windows, and any older timber or sash windows need a sealant that suits them.

What we’re called out for in Appley
A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.
The problems people generally mention when they call include:
- Cracked sealant at the sill ends
- White mastic on grey or black frames
- Cracked internal joints between frame and plaster
- Rushed sealant from a window installation
Schools such as Oakfield Church of England Aided Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.
Questions to ask before you book
- Is VAT in the price?
- The length of the guarantee
- How much experience the applicator has
- Is the old sealant removed completely?

DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
What happens on the day
We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. It normally takes a few hours for a handful of frames, longer for a whole house. For a job in Appley, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First we look at every frame and agree the list.
- We remove the old mastic and clean the frame and the wall.
- Where gaps are deep, backing rod goes in first.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Where the joints are inside, avoid wetting them before we arrive
- Keep pets and children clear of the area while we work

When something else is needed
A few problems are outside what sealant work can do:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Rotten timber, which needs a joiner first
- Worn gaskets, brush seals or a door that has dropped
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.
Surfaces we seal
- Window sills
- Aluminium frames
- Timber windows & doors
- uPVC windows
- Patio & French doors
- Composite doors
How to look after the new joints
To keep the joints looking good and working properly:
- Don’t paint over the silicone
- Avoid blasting the frames with a pressure washer
- Check the mastic once a year
- Avoid harsh chemicals near the mastic
Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.
Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

Why it’s worth doing now in Appley
Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. Homes in smaller places like Appley can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
The cost depends on how much there is to do, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.
Why choose Mr Mastic in Appley

Questions from Appley
Does the coastal weather in Appley affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
I let a flat near Ryde St Johns Road station. Can you help?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Can you quote for more than one area?
Yes. Just list everything you need and we will quote it together.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Can you match the sealant to my frames?
Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.
Do you work in Appley?
We do. Appley is part of the area we cover.
Can you do the inside joint as well?
Yes. Outside is the weather seal; inside closes the gap to the plaster. We can do either or both.
Window mastic in Appley: local notes
Appley is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For an older house near a landmark such as St John's Church, the joint between an old wall and a newer frame is usually the first place rain gets in. If you let a flat or house near Ryde St Johns Road station, renewing tired window mastic between tenants heads off draught and damp complaints.
