Different surfaces, different methods

Rooflights

We reseal the glazing joints on rooflights. Leaks from the roof itself need a roofer.

Glass balustrade bases

Balustrade bases are exposed outdoors. A sound sealant joint keeps them tidy and dry.

How we handle glazing silicone in Appley

Cracked, stained or lifting silicone on glass spoils the look and lets water in. It comes off cleanly, without marking the glass before the new bead goes in. We work on glass-to-glass joints, rooflights and conservatory frames, and the jobs we see most are mouldy sealant around glass panels and failed sealant around rooflight glass.

In smaller places like Appley, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. Each frame material needs the right sealant against the right wall.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for.

What sealant work cannot fix

In fairness, there are a few things sealant will not fix:

  • A frame that needs repairing or replacing
  • Leaks from the roof covering or flashing (a roofer’s job)
  • A roof that has moved or dropped

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

Joints and surfaces we work on

  • Rooflights
  • Shower screens
  • Glass-to-glass joints
  • Conservatory frames
  • Glass balustrade bases
  • Glass-to-frame joints

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Act on drips or damp patches early
  • Keep harsh solvents off the silicone
  • Use a gentle glass cleaner and a soft cloth
  • Wipe the screen down after showering

On shower screens, wipe or squeegee after use and keep the room ventilated. It helps stop mould getting into the silicone.

A small conservatory leak soon spreads. Water travels along the frame and into the wall so it’s best dealt with right away.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The process

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, depending on how many joints need doing. Parking around Appley is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We start by finding the leak and making sure sealant is the cause.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We check the joints and, where safe, run water over them.

FAQs for Appley

Can you help a landlord with a rental near Ryde St Johns Road station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Is glazing silicone in a coastal place like Appley any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you offer different sealant colours?

Usually, yes. White, clear and grey are common, and other colours are available for many products, and we will agree it with you first.

How long does glazing silicone take?

It depends on the size of the job, but as a guide it takes a few hours, depending on how many joints need doing. We will give you a better idea when we quote.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Will resealing stop my conservatory leaking?

In many cases, as long as sealant is the cause. We trace the leak first before any sealing.

Do you guarantee glazing sealant work?

There’s a 12-month guarantee on every job.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access.

Glazing silicone in Appley: local notes

Appley is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you live in an older home near St John's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as Oakfield Church of England Aided Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Ryde St Johns Road station? Then leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.
