About our window mastic in Lake

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. Common call-outs are for white mastic on grey or black frames and cracked internal joints between frame and plaster, on composite doors, timber windows & doors and aluminium frames.

In smaller places like Lake, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. Each frame material needs the right sealant against the right wall.

Big or small, you get the same 12-month guarantee in Lake and across the Isle of Wight.

Common problems we fix in Lake

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

The problems people usually mention when they call are:

  • Leaking joints at the ends of sills
  • Whistling draughts around closed windows
  • Black, perished sealant on frames
  • Rain getting in at the frame or under the sill

If you look after a building such as Broadlea Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Choosing a sealant specialist

What happens on the day

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take most of a day for a typical house, less for a few frames. A visit to Lake is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Move anything stored near the joints
  • Mention if the joints have been sealed before

Advice

Surface by surface

Composite doors

A composite door normally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

Looking after it afterwards

So the new joints stay in good condition:

  • Do not use solvent cleaners on the joint
  • Air rooms to keep condensation down around windows
  • Do not aim a pressure washer at the joints
  • Clean frames with a soft cloth and soapy water

Silicone cannot usually be painted, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

Why it’s worth doing now in Lake

Failed mastic isn’t a reason to replace sound windows. Where the frames are sound, new mastic usually deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we’ll say so. In a smaller place like Lake, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

Lake questions

Do you cover smaller places like Lake?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is window mastic in a coastal place like Lake any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Are you insured?

Yes, we’re fully insured for domestic and commercial work.

Do you work for letting agents?

Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.

What does window mastic cost?

It depends on the job, so we quote each one individually. For a quick quote, phone 0345 464 0079 or drop us an email with a short description of the job.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

When something else is needed

It helps to know what we cannot do too:

  • Broken hinges, locks or handles
  • Penetrating damp from a failed cavity tray or render
  • Condensation trapped between the panes

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.

Window mastic in Lake: local notes

Lake is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For an older house near a landmark such as Church of The Good Shepherd, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Letting a property close to Lake station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
