Mastic and sealant across PO37

How bathroom resealing works in PO37

It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Common call-outs are for water escaping at the shower enclosure and two layers of silicone, both failing, across shower trays & enclosures, kitchen worktops & upstands and basins & vanity units.

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It usually takes a couple of hours for a single bath or shower.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Around Shanklin

Around Shanklin, our work takes us to homes and buildings near Sandown Bay Academy, The Falcon pub and St. Paul's Church and the streets around them. There’s a railway station in Shanklin itself: Shanklin station. Other landmarks nearby include Arthur Webster Memorial Hospital for Children (under half a mile north) and Rylstone Manor (under half a mile south). Open spaces near Shanklin include Alverstone Mead and St Boniface Down.

Bathrooms and kitchens across PO37

Our bathroom resealing work across PO37 covers homes, rentals and businesses, from Sandown, Shanklin and Lake to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building. Parts of PO37 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.

Shanklin: For an older house near a landmark such as St. Paul's Church, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like St Blasius Shanklin CofE Primary Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Landlord and commercial work in PO37

We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

How the job changes by surface

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line does not stand out.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • How many areas need sealing
  • Working hours on commercial sites
  • Any mould that needs treating
  • How easy the joints are to reach

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

What to tell us for a quote

When you contact us, it’s useful to know:

  • If it’s domestic, commercial or a hotel
  • Where the property is
  • Any access issues, like height or stairs
  • What’s wrong with the joints now

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you are ready, phone 0345 464 0079 or email us.

How to look after the new joints

So the new joints stay in good condition:

  • Use gentle cleaners on the silicone
  • Don’t leave water standing on kitchen joints
  • Let new sealant cure fully before it gets wet
  • Dry the bead with a towel now and then

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just phone 0345 464 0079 or email us.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

When something else is needed

We will always be straight with you, so here’s what new sealant won’t do:

  • A tray or bath that is cracked through
  • A leaking waste, trap or valve
  • Water getting in through the grout rather than the sealant

PO37 questions

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
