How we handle bathroom resealing in Sandown
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Sandown. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. Common call-outs are for gaps between the worktop and the wall and mouldy sealant that has gone black, across shower trays & enclosures, sinks & splashbacks and baths.
In and around Sandown, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Your questions about bathroom resealing in Sandown
Do you take on hotel work around Sandown?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
I let a flat near Sandown station. Can you help?
Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Will there be a smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Do you come to Sandown?
We do. Sandown is part of the area we cover.
Do you do kitchens as well as bathrooms?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

How we quote for bathroom resealing
Your quote is based on your job. We take into account:
- The product the joint needs
- Mould in or behind the old joints
- How many rooms, windows or areas are involved
- The old material and how stubborn it is
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.
What we need to know
Photos help, but a description is a good start. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
- The address or postcode of the job
- Roughly how big the job is
Every job is quoted individually, so start by telling us what you need. Just call 0345 464 0079 or drop us an email with the details, and photos are welcome.
Landlords, agents and businesses in Sandown
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Housing providers, facilities teams and property managers book us too in Sandown and across the Isle of Wight. Several sites can go on one quote, and we’re fully insured for the work.
When something else is needed
We won’t take on work that will not last, so these are the limits:
- Tiles that have come away from the wall
- Failed grout lines across the wall
- Water coming from the plumbing rather than the joint
If in doubt, call 0345 464 0079 or email us and we’ll say what we think before you book.
Joints and surfaces we work on
- Wet rooms
- Sinks & splashbacks
- Basins & vanity units
- Baths
- Shower trays & enclosures
- Kitchen worktops & upstands
The process
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a morning or an afternoon for most single baths and showers. For a job in Sandown, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, usually after around 24 hours.
How to prepare
- Mention if the joints have been sealed before
- Try not to wet indoor joints just before the visit
- Let us know if you’ve seen damp or leaks
How to get a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Related advice
Why deal with it now?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In an older home around Sandown, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

When to call us in Sandown
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone generally won’t clean off.
Signs it’s time to call us include:
- Splits where the tray meets the wall
- Water escaping at the shower enclosure
- New sealant laid over old sealant that is now lifting
- Sealant that has split, shrunk or peeled away
For site and facilities teams at buildings such as The Bay Church of England School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
