What affects the quote in Oakfield

You’ll get a clear quote before any work starts. It takes into account:

  • Whether the work is at height
  • Whether there’s mould to deal with
  • The number of rooms or windows
  • The number and length of the joints

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What to tell us for a quote

To make quoting easier, let us know:

  • Photos by email, if that’s easy
  • Where the property is
  • Any access issues, like height or stairs
  • The type of property

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work and send you a clear quote.

Bathroom resealing in Oakfield

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on wet rooms, shower trays & enclosures and sinks & splashbacks, and people most often call us about lumpy, uneven sealant from a DIY attempt and gaps where the bath or tray has moved.

Around Oakfield, you’ll mostly find houses and bungalows, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What we do, step by step

On the day, we start by going over the job with you. Surfaces next to the work are protected before any work starts. The work generally takes a couple of hours for a single bath or shower. A visit to Oakfield is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Before we arrive

  • Clear items away from the joints we are working on
  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive

What the job involves on each surface

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Keep the fan on for a while after bathing
  • Dry worktop joints after washing up
  • Keep bottles off the sealant line
  • Keep an eye on the corners, where splits start

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Oakfield questions

Do you work for hotels and guest houses in Oakfield?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Can you help a landlord with a rental near Ryde St Johns Road station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Is the work guaranteed?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Can you just seal over the old silicone?

No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

When it is not the sealant

In fairness, there are a few things sealant won’t fix:

  • Movement from a bath with loose feet or no proper support
  • Cracks in the tray itself rather than the joint
  • Loose or hollow tiles, or failed tanking behind them

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Bathroom resealing in Oakfield: local notes

Oakfield is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

For an older house near a landmark such as St John's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Dover Park Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Oakfield is about 6 miles south-west of Southsea, in the Isle of Wight. Anywhere in PO33, we cover bathroom resealing for homes and businesses. Oakfield is one of 125 places in the Isle of Wight we cover for bathroom resealing. You can also see our page for Portsmouth, roughly 7 miles from Oakfield.

Do you need bathroom resealing in Oakfield?

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

It’s worth asking for a quote if you see:

  • Water getting behind the kitchen upstand
  • Gaps where the bath or tray has moved
  • Black mould in the silicone that won’t clean off
  • A messy, uneven bead from a previous reseal

Rented homes near Ryde St Johns Road station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
