Our bathroom resealing service in PO36
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on sinks & splashbacks, wet rooms and kitchen worktops & upstands, and common reasons people get in touch are a joint torn by a bath that flexes and two layers of silicone, both failing.
You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes around two hours for one bath or shower, longer for a whole bathroom in most cases.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathroom resealing across PO36: local notes
In PO36, bathroom resealing takes in flats, houses, rentals and businesses, in Sandown, Shanklin and Lake and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in PO36, joints are cleaned back properly before anything new goes in. Parts of PO36 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are usually the first to need attention.
Sandown: If you live in an older home near Christ Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Sandown station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
What affects the cost of bathroom resealing
Jobs vary more than people expect. The main factors:
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
- Which sealant suits the joint
- Whether there’s mould to deal with
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and give you a clear price before we start.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- Access, such as stairs, a lift or height
- Roughly how big the job is
- Whether it has been sealed before
- The type of property
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
Different surfaces, different methods
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
What we’re called out for in PO36
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
If you can see any of these, it’s time to have the joints looked at:
- Gaps between the worktop and the wall
- Mouldy sealant that has gone black
- A bead that has pulled away from the tiles
- New sealant laid over old sealant that is now lifting

PO36: your questions answered
Do you guarantee your resealing?
Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
How long will the resealing take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
