About bathroom resealing in PO38
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on basins & vanity units, kitchen worktops & upstands and baths, and the jobs we see most are water getting behind the bath panel and lumpy, uneven sealant from a DIY attempt.
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a morning or an afternoon for most single baths and showers.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, normally after around 24 hours.
What affects the price in PO38
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, phone 0345 464 0079 or email us and we will give you an honest view and a quote.

Bathroom resealing across PO38: local notes
Across PO38, from Ventnor, Niton and Wroxall outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in PO38. In the coastal parts of PO38, the sea-facing side of a building takes the most weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.
Ventnor: If you live in an older home near St Catherine's Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Shanklin station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Should I try it myself first?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Look for lifting corners and small gaps now and then
- Do not let bottles sit on the bead
- Dry the bead with a towel now and then
- Keep the fan on for a while after bathing
Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just ring 0345 464 0079 or drop us an email.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Honest limits
A few problems are outside what sealant work can do:
- Loose or hollow tiles, or failed tanking behind them
- A leaking waste, trap or valve
- A cracked shower tray or bath (that needs repair or replacement)
Leave it or put it right?
Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is normally all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you’ll hear it from us.
What your quote should include
- What happens if they find a problem under the old sealant
- What preparation is included
- Whether you can choose the colour
- Whether they seal over old material or remove it
Questions from PO38
Do you do kitchens as well as bathrooms?
Yes. Next to the sink we use a food-safe product where it’s needed.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Do you have insurance?
Yes. We are fully insured.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Do you work for letting agents?
Yes, often. Several properties can go on one quote.
