Common questions in St Lawrence

Do you work for landlords with property near Shanklin station?

Yes, we work for landlords and letting agents. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.

Do you take on hotel work around St Lawrence?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or send us an email.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before any work starts.

Where are you based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Bathroom resealing for homes and businesses in St Lawrence

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on wet rooms, shower trays & enclosures and baths, and people most often call us about new sealant laid over old sealant that is now lifting and gaps where the bath or tray has moved.

In a village or hamlet like St Lawrence, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Bathroom resealing in St Lawrence: local notes

St Lawrence is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Shanklin station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near St Lawrence's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as St Francis Catholic and Church of England Primary Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

The process

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included. Somewhere as small as St Lawrence, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Mention any tricky access
  • Clear items away from the joints we are working on

Advice

Looking after it afterwards

So the new joints stay in good condition:

  • Do not let bottles sit on the bead
  • Check the joints every few months for splits or lifting
  • Stick to a soft cloth and a mild cleaner
  • Keep scourers and sharp tools away from the bead

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

What the job involves on each surface

Baths

Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line doesn’t stand out.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

When something else is needed

We will always be straight with you, so here’s what sealant can’t fix:

  • Failed grout lines across the wall
  • Movement from a bath with loose feet or no proper support
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

Work for landlords, hotels and businesses

We work for landlords and agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

If you manage several properties in or around St Lawrence, jobs at different addresses can be quoted together. Send us the addresses and the work at each.

Why it’s worth doing now in St Lawrence

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. Where a wall is exposed, as many are in small places like St Lawrence, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.
