Bathroom resealing in Blackgang, done properly
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on baths, shower trays & enclosures and wet rooms, and people most often call us about black spots spreading through the bead and new sealant laid over old sealant that is now lifting.
For a small place like Blackgang, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

Signs you need bathroom resealing in Blackgang
The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.
Any of these means the joints need attention:
- A bead that has pulled away from the tiles
- Mouldy sealant that has gone black
- A joint torn by a bath that flexes
- Leaks into the floor or ceiling below
Homes close to St Andrew's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Bathroom resealing around Blackgang
Blackgang is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Managing a site like Niton Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What affects the cost of bathroom resealing
We quote each job individually. These are the things that affect it:
- The size of the job
- How many rooms, windows or areas are involved
- Whether the work is at height
- Any working-time requirements on site
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What to tell us for a quote
To make quoting easier, please include:
- Where the property is
- How many joints, rooms or windows are involved
- What the problem is, such as mould, gaps, leaks or cracking
- If it’s domestic, commercial or a hotel
We don’t publish a price list, because every job is different. Instead, we send you a clear quote for your job. To arrange one, phone 0345 464 0079 or email us.
How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes around two hours for one bath or shower, longer for a whole bathroom, and the area is left clean. Somewhere as small as Blackgang, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Mention any sign-in or site rules at work premises
- Where the joints are inside, avoid wetting them before we arrive

Advice
When it isn’t the sealant
To be straight with you, some problems need a different trade:
- A leaking waste, trap or valve
- Loose or hollow tiles, or failed tanking behind them
- Movement from a bath with loose feet or no proper support
If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before you book.
Surfaces we seal
- Shower trays & enclosures
- Baths
- Sinks & splashbacks
- Wet rooms
- Kitchen worktops & upstands
- Basins & vanity units
What happens if it’s left?
A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite. Older cottages and farmhouses around Blackgang can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Common questions in Blackgang
Is there a guarantee on bathroom resealing in Blackgang?
All our work, in Blackgang and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Can you do bathroom resealing in Blackgang?
Yes. Our work covers London and the South East, and Blackgang is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear quote.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
How long will the resealing take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Are you fully insured?
Yes. We’re fully insured for domestic and commercial work.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Use gentle cleaners on the silicone
- Dry worktop joints after washing up
- Wait for the cure time we give you
- Keep an eye on the corners, where splits start
Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it. Replacing the sealant early keeps the job small.
