Bathroom resealing for homes and businesses in Chale
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. If you are dealing with leaking joints on a shower screen and cracked, shrunken or lifting silicone, we can help, whatever the surface.
Homes around Chale are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- A cracked shower tray or bath (that needs repair or replacement)
- A leaking waste, trap or valve
- Cracked or missing grout between tiles (that is regrouting)

Chale homes and their sealant
Chale is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Homes close to St Andrew's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Keep the fan on for a while after bathing
- Don’t leave water standing on kitchen joints
- Dry the bead with a towel now and then
- Avoid abrasive pads on the sealant
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
What we’re called out for in Chale
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
The problems people normally mention when they call include:
- Cracked, shrunken or lifting silicone
- Black spots spreading through the bead
- Gaps where the bath or tray has moved
- Shrunken sealant along the back of a worktop
In and around Chale, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
What to look for in a quote

For landlords and businesses
If you manage several properties in or around Chale, several properties can go on one quote. Just tell us the addresses and what each one needs.
We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Different surfaces, different methods
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
What happens on the day
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It normally takes a morning or an afternoon for most single baths and showers. Somewhere as small as Chale, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Before we arrive
- Move anything stored near the joints
- Mention if the joints have been sealed before
- Where the joints are inside, avoid wetting them before we arrive

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
