Fire rated sealant for homes and businesses in Ventnor
Deciding which gaps need fire stopping is not our role; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We work on plasterboard & masonry, door frames and flats & HMOs, and people most often call us about standard silicone or caulk in a fire-stopping gap and open joints along the top of partitions.
Around a place like Ventnor, halls, schools and small businesses all have washrooms and kitchens used by many people. Their sealant and fire-rated joints are as important as those in any bigger building.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Leave it or put it right?
Waiting for the next refit can leave a gap open for years. Sealing the gap now is a contained job on its own and needn’t wait for anything else. In an older home around Ventnor, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Workplaces and buildings in Ventnor
For seaside hotels, guest houses and holiday lets around Ventnor, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. There are hotels and other places to stay in and around Ventnor. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.
Community buildings like St Catherine's Church are part of the picture too: gaps around pipes and cables are worth checking after any building work there. For landlords with property near Shanklin station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

How the job changes by surface
Plasterboard walls
Plasterboard partitions are common in flats, offices and conversions. The sealant has to be one tested in plasterboard for the gap we are sealing.
Door frames
We deal with the gap around the frame, not the door. The door leaf, its seals and closer need a door specialist and we will mention anything we notice.

Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Store the list of sealed gaps with your building paperwork
- Don’t paint over fire sealant until it has cured
- Get damaged fire seals looked at promptly
- Check risers, ceiling voids and cupboards during building checks
Don’t drill through or remove a fire seal without putting it back properly. If you need new services through a sealed wall, plan the fire stopping as part of the job.
Open gaps do not only matter in a fire: noise, draughts and even pests can come through too. Sealing them early helps on every front.
The process
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a handful of gaps, and longer for a whole building, depending on how much there is to do. For a job in Ventnor, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We plan the order of work and access, floor by floor or flat by flat.
- We take out any damaged or unsuitable sealant.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Mention any leaks or damp you’ve noticed
- Mention any parking rules near the property

Ventnor questions
Do you cover smaller places like Ventnor?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Shanklin station. Can you help?
Yes, we work for landlords and agents. Just call 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Where do you work from?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
What’s the difference between intumescent and fire-rated sealant?
An intumescent sealant expands when it gets hot, helping close the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.
Can I use normal mastic around a pipe through a fire wall?
No. Ordinary silicone, caulk or foam is not tested as fire stopping. We cut it out and reseal with a fire-rated product.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Is there a guarantee?
Yes, always. Each job is guaranteed for twelve months, large or small.
Signs you need fire rated sealant in Ventnor
A lot of fire stopping is out of sight: in ceiling voids, service risers and behind boxing. Out of view, damage sits unnoticed until someone inspects.
The most common problems we see are:
- Holes left by a change of layout
- Gaps flagged on a fire risk assessment
- Open joints along the top of partitions
- Fire seals that have cracked with movement
If you look after a building such as St Catherine's School, gaps opened by contractors for new cabling are a common finding in schools and offices.
