Sealant work in PO30

How bathroom resealing works in PO30

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Common call-outs are for sealant that has split, shrunk or peeled away and black mould in the silicone that won’t clean off, on kitchen worktops & upstands, wet rooms and shower trays & enclosures.

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. The job normally takes around two hours for one bath or shower, longer for a whole bathroom, and we tell you how long to leave it before we go.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

What you will pay

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Where we work in PO30

Homes across PO30 range from older properties to new builds, and in places like Newport, Barton and Hunny Hill there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in PO30, surfaces are cleaned back properly before new sealant goes in. Along the coast in PO30, window and wall joints facing the sea take the brunt of the weather, and that is where sealant generally gives up first. Good preparation and the right sealant help it cope.

Newport: In and around Newport, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. If you look after a building such as Nine Acres Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Honest limits

A few problems are outside what sealant work can do:

  • Cracked or missing grout between tiles (that is regrouting)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it isn’t properly supported

Why act early?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.

What your quote should include

  • What happens if they find a problem under the old sealant
  • Whether all the old sealant comes out first
  • What the quote includes, VAT included or not
  • Whether the sealant suits the joint

Signs you need bathroom resealing

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Any of these means the joints need attention:

  • Water getting behind the bath panel
  • A joint torn by a bath that flexes
  • Cracked, shrunken or lifting silicone
  • Water escaping at the shower enclosure

How to look after the new joints

So the new joints stay in good condition:

  • Wipe the sealant dry after showering
  • Look for lifting corners and small gaps now and then
  • Keep the fan on for a while after bathing
  • Give the silicone its full cure time

Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Common questions in PO30

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

What colours of sealant can you use?

You’re not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.

Do you come to PO30?

Yes, we do. Our applicators work in PO30.

How long does it take to reseal a bath or shower?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Do you work for landlords and businesses?

Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.
