About bathroom resealing in PO32
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include a joint torn by a bath that flexes and shrunken sealant along the back of a worktop, across shower trays & enclosures, sinks & splashbacks and basins & vanity units.
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes a couple of hours for a single bath or shower for a typical job.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Pricing in PO32
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Bathroom resealing across PO32: local notes
From East Cowes and Whippingham to its smaller places, homes across PO32 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in PO32, surfaces are cleaned back properly before new sealant goes in. Coastal guest houses and holiday lets in PO32 can see heavy use in busy months, so their sealant and grout wear faster than most.
East Cowes: In the older streets around St James's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Isle of Wight Studio School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Clean with a mild bathroom cleaner and a soft cloth
- Do not leave water standing on kitchen joints
- Keep the fan on for a while after bathing
- Wait for the cure time we give you
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
For landlords and businesses
We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Common problems we fix in PO32
A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.
These are the problems we’re asked about most:
- New sealant laid over old sealant that is now lifting
- Leaks into the floor or ceiling below
- Cracked, shrunken or lifting silicone
- Splits where the tray meets the wall
When it is not the sealant
It helps to know what we cannot do too:
- Tiles that have come away from the wall
- Water coming from the plumbing rather than the joint
- Cracked or missing grout between tiles (that is regrouting)
Different surfaces, different methods
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
Wet rooms
A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
PO32: your questions answered
Where is Mr Mastic based?
We work from Crawley. Our applicators cover PO32, along with the rest of our area.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
How long before the new sealant can get wet?
We give you the cure time before we leave, and it’s usually around 24 hours. Getting it wet too early can spoil the new joint.
What does bathroom resealing cost?
It depends on the job, so we quote each one individually. To get one, ring 0345 464 0079 or email us and let us know what needs doing and where.
My sealant has gone black. Can you sort it?
Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
