Mastic and sealant across PO41

How bathroom resealing works in PO41

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We’re often asked to deal with water escaping at the shower enclosure and black mould in the silicone that won’t clean off, on kitchen worktops & upstands, baths and basins & vanity units.

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for a single bath or shower.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

What’s near Yarmouth

Around Yarmouth, our work takes us to homes and buildings near Bugle Hotel, St. James' Church and Yarmouth Church of England Aided Primary School and the streets around them. Yarmouth’s nearest station is Lymington Pier station, about 3.9 miles north. Other landmarks nearby include Yarmouth Castle (under half a mile north-west) and Ferguson Family Museum (1.2 miles south-west). Green spaces nearby include Lymington and Keyhaven Marshes Nature Reserve and Afton Down.

Where we work in PO41

Our bathroom resealing work across PO41 covers homes, rentals and businesses, from Barton, Hunny Hill and Cross Lane to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across PO41 is planned around the weather. Coastal guest houses and holiday lets in PO41 can see heavy use in busy months, which is hard on sealant and grout.

Yarmouth: For landlords with property near Lymington Pier station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Yarmouth Church of England Aided Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What happens if it’s left?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later.

What your quote should include

  • Is VAT in the price?
  • Whether all the old sealant comes out first
  • How long to leave it before use
  • Who turns up on the day

For landlords and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep scourers and sharp tools away from the bead
  • Wait for the cure time we give you
  • Check the joints every few months for splits or lifting
  • Dry worktop joints after washing up

Don’t stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • When we can work, for business premises
  • The type of sealant required
  • How easy the joints are to reach
  • How many areas need sealing

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

Before you ask for a quote, have a think about:

  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job
  • Whether it has been sealed before

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, call 0345 464 0079 or drop us an email.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Loose or hollow tiles, or failed tanking behind them
  • A cracked shower tray or bath (that needs repair or replacement)
  • Cracked or missing grout between tiles (that is regrouting)

PO41: your questions answered

Are you insured?

Yes. We are fully insured.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Do you reseal kitchen worktops and sinks too?

Yes. Next to the sink we use a food-safe product where it’s needed.

When can I use the bath or shower again?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

Can landlords and businesses book you?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Is the work guaranteed?

Yes. Our one-year guarantee covers every job, and we are fully insured.
