Need bathroom resealing in Thorley?

Leave it or put it right?

Dealing with sealant early is a short job: it takes a morning or an afternoon for most single baths and showers. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In a small place like Thorley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why Thorley clients choose us

  • Colour picked to suit the job
  • We never seal over old sealant
  • A choice of colours where the product allows

Bathroom resealing for homes and businesses in Thorley

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We are often asked to deal with two layers of silicone, both failing and water escaping at the shower enclosure, on sinks & splashbacks, baths and kitchen worktops & upstands.

Homes around Thorley are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

Whatever the size of the job, it’s backed by our one-year guarantee in Thorley and across the Isle of Wight.

Questions from Thorley

Can you help a landlord with a rental near Lymington Pier station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.

Will you come out to Thorley?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Can mouldy silicone be sorted out?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Does the resealing come with a guarantee?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

How long before the new sealant can get wet?

After around 24 hours in most cases. We’ll tell you the cure time for the product we used.

How to look after the new joints

So the new joints stay in good condition:

  • Run the extractor fan during and after every shower
  • Look for lifting corners and small gaps now and then
  • Never pick at the silicone with a blade
  • Move toiletries away from the joint

Keep water off the new bead until it has cured, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

What we are called out for in Thorley

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. Over time the joint tears or pulls away from the tile.

Keep an eye out for any of the following:

  • New sealant laid over old sealant that is now lifting
  • Shrunken sealant along the back of a worktop
  • Leaking joints on a shower screen
  • A bead that has pulled away from the tiles

If you let a flat or house near Lymington Pier station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

When something else is needed

It helps to know what we cannot do:

  • Water coming from the plumbing rather than the joint
  • Cracked or missing grout between tiles (that’s regrouting)
  • A tray or bath that’s cracked through

If you’re not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

Joints and surfaces we work on

  • Wet rooms
  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Sinks & splashbacks

The process

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a couple of hours for a single bath or shower. In a small place like Thorley, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Getting ready for the visit

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

In the older streets around St. Swithin's Church, walls and floors in older homes can move, and sealant and grout show it first.
