Sand mastic for homes and businesses in Yarmouth

Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditional guidance is not to paint over it and we will advise if you’re redecorating. We are often asked to deal with mastic that needs renewing before redecorating and mastic worn away on windows facing the weather, across period & listed homes, stone surrounds and sash and case windows.

Around Yarmouth, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Yarmouth: your questions answered

Will you come out to Yarmouth?

Yes. Yarmouth is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Lymington Pier station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

Is it possible to take out silicone and use sand mastic instead?

Often, yes. Once the silicone is out and the joint prepared, sand mastic is applied by hand.

Which is right for my windows, sand mastic or modern sealant?

For period timber windows in stone or brick, sand mastic is often the better fit. On modern frames, we’d normally use a flexible sealant, and we’ll explain why.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we’ll quote it together.

What we are called out for in Yarmouth

Previous repairs in cement or silicone often trap water or crack away. They don’t suit the joint and we normally remove them.

Look out for any of the following:

  • Failed mastic on an exposed elevation
  • Gaps between timber frames and stone or brick
  • Mastic that needs renewing before redecorating
  • Draughty sash windows at the surround

Rented homes near Lymington Pier station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

  • Is the old sealant removed completely?

Sand mastic in Yarmouth: local notes

Yarmouth is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Historic houses like Mottistone Manor (about 4.8 miles south-east) are a reminder that the area around Yarmouth has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Yarmouth Church of England Aided Primary School, larger buildings have plenty of frames, and the mastic around each one ages. Homes close to St. James' Church include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in.

Quotes for sand mastic in Yarmouth

The quote reflects the job in front of us. We take into account:

  • How many rooms, windows or areas are involved
  • When we can work, for business premises
  • The size of the job
  • Whether old sealant or filler has to be cut out

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

What we need to know

When you call or email, these details help:

  • Whether it has been sealed before
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, ring 0345 464 0079 or email us.

How it works

On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before work begins. Most jobs take a few hours for a single window, longer for several. In a small place like Yarmouth, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Let us know about parking restrictions
  • Clear items away from the joints we are working on
  • Mention any tricky access

Advice

What sealant work cannot fix

It helps to know what we cannot do:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sash cords, weights and draught-proofing of the sashes
  • Masonry that needs repairing

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before you book.

Surfaces we seal

  • Tenement windows
  • Period & listed homes
  • Brick reveals
  • Sash and case windows
  • Stone surrounds
  • Timber door frames

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Keep modern sealant off the mastic
  • Ask us before painting near the mastic
  • Keep sills and gutters clear so water drains away
  • Get any rot dealt with first

Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.

Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens as more mastic falls out.
