Glazing silicone near Yarmouth

Glazing silicone in Yarmouth: local notes

Yarmouth is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Historic houses like Mottistone Manor (about 4.8 miles south-east) are a reminder that the area around Yarmouth has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Yarmouth Church of England Aided Primary School, the mastic around its windows and doors needs looking after like any other building’s. In the older streets around St. James' Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you let a flat or house near Lymington Pier station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Glazing silicone in Yarmouth

Glazing silicone that has yellowed, blackened or come away spoils the look and lets water in. It comes off cleanly, without marking the glass and reseal the joint. We work on glass-to-glass joints, glass-to-frame joints and glass balustrade bases, and the jobs we see most are a quick top-up bead that didn’t last and water escaping where a screen meets the wall.

Somewhere as small as Yarmouth, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Work for landlords, hotels and businesses

For anyone letting property in or around Yarmouth, several properties can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

What we do, step by step

At the end, we look at the finished work together and explain the cure time. The visit itself normally takes a few hours for most jobs, depending on how much there is to do. Somewhere like Yarmouth needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. The joints are checked before we leave.

Before we arrive

  • Tell us if parking is tricky
  • Keep children and pets away from the work area
  • For business premises, tell us about site rules or sign-in

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Looking after it afterwards

So the new joints stay in good condition:

  • Avoid strong solvents on or near the sealant
  • Do not leave a drip for the next storm
  • Clear the conservatory gutters regularly
  • Run a squeegee over the glass when you’re done

Do not use blades or scrapers near the bead when you clean. A soft cloth or sponge is best.

Shower screen leaks can go unnoticed. Water can soak into the floor or reach the room below before you spot it.

When it is not the sealant

To be straight with you, there are a few things sealant won’t fix:

  • Structural problems with a conservatory roof
  • A broken pane or roof panel
  • Leaks from the roof covering or flashing (a roofer’s job)

If in doubt, ring 0345 464 0079 or email us and we will say what we think before you book.

What we seal

  • Rooflights
  • Conservatory frames
  • Glass-to-frame joints
  • Shower screens
  • Glass-to-glass joints
  • Glass balustrade bases

What affects the cost of glazing silicone

Some jobs are bigger than they look, and some smaller. The main factors:

  • Working hours on commercial sites
  • Access and height
  • The number and length of the joints
  • Whether there’s mould to deal with

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Where the property is
  • How we’d reach the joints
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking

Yarmouth: your questions answered

Do you cover smaller places like Yarmouth?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Lymington Pier station?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Do you reseal glass shower screens?

Yes, we do these often. We use anti-fungal silicone suited to bathrooms.

Can you just put new silicone over the old?

Many leaks we see come from exactly that. We remove the old silicone, clean the joint and reseal.

Can you match the sealant colour?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Is the work guaranteed?

All our work has a one-year guarantee, and we’re fully insured.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Why deal with it now?

Fixing a leaking screen early protects what’s underneath. A small leak can reach the floor below before you notice. Older cottages and farmhouses around Yarmouth can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, call 0345 464 0079 or drop us an email for an honest opinion and a quote.
