Glazing silicone near East End

The process

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours, depending on how many joints need doing. In a small place like East End, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Before we arrive

About our glazing silicone in East End

Glazing joints need a sealant made for glass. We use a neutral-cure glazing silicone, which suits glass and most frame materials, and we tool it to a neat, even finish. We work on glass-to-frame joints, rooflights and shower screens, and common reasons people get in touch are rooflight joints letting water in and water escaping where a screen meets the wall.

Somewhere as small as East End, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

You’re covered for a year from the day we finish. If anything isn’t right with it, ring 0345 464 0079 or email us.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Keep conservatory gutters clear of leaves
  • Avoid strong solvents on or near the sealant
  • Wipe the screen down after showering
  • Use a gentle glass cleaner and a soft cloth

Use mild cleaners on and around the silicone. Harsh solvents may damage the bead.

Don’t leave lifting or mouldy silicone on glazing. Peeling silicone lets water in behind and the problem grows.

East End homes and the weather

East End is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For landlords with property near Lymington Pier station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. For an older house near a landmark such as Church of St Mary, the joint between an old wall and a newer frame is usually the first place rain gets in.

East End is about 3 miles north-east of Lymington, in Hampshire. Wherever you are in the SO41 postcode area, we cover glazing silicone for homes and businesses. East End is one of 683 towns and villages in Hampshire we cover. Southampton is on our list too, around 11 miles away.

Every address in SO41 is within our area for glazing silicone, from the main roads to the quietest streets. You’ll find streets such as Rowes Lane, Norleywood Road and Lymington Road. When it is not the sealant

It helps to know what we cannot do too:

  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • Rotten or badly damaged frames
  • Structural problems with a conservatory roof

East End questions

Is East End within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is glazing silicone in a coastal place like East End any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Where do you work from?

Mr Mastic is based in Crawley. We cover East End and the rest of Hampshire.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

How long will you be here?

As a guide, most jobs take a few hours for most jobs. Larger jobs naturally take longer.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

Will resealing stop my conservatory leaking?

In many cases, as long as sealant is the cause. We find where the water gets in first before any sealing.

Why deal with it now?

Silicone around glazing needs the right product. General-purpose sealant from a DIY shop may not suit glass or the frame so we choose a glazing silicone instead. In a small place like East End, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and give you a clear quote before any work starts.

Why book with us

  • We never seal over old sealant
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Domestic, commercial and hotel work
  • More than 20 years in sealant work

See how sealant jobs are priced and what customers say.

How we quote for glazing silicone

We don’t publish a price list, because no two jobs are the same. What we look at:

  • The number of rooms or windows
  • Whether there’s mould to deal with
  • How much old sealant there is and how hard it is to remove
  • Any working-time requirements on site

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • A few photos by email, if you can
  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work
  • The rough size of the job

We quote each job on its own. Just phone 0345 464 0079 or send us an email with the details and send pictures if you have them.

When to call us in East End

Sealant laid over old sealant doesn’t last. Many failed joints we see have been topped up rather than cut out leaving a path for water.

Most people get in touch after spotting something like this:

  • Mouldy sealant around glass panels
  • Leaking glazing joints on a rooflight
  • Glazing silicone that has cracked or come away
  • Leaks from the base of a shower screen

Managing a site like South Baddesley Church of England Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • How much experience the applicator has
  • What insurance they hold
  • Whether you can choose the colour
  • What product goes in the joint
