What sand mastic looks like in Ryde

Ryde is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. With historic houses such as Nunwell House (about 2.8 miles south) nearby, there’s older building stock in the area around Ryde as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

For site and facilities teams at buildings such as Dover Park Primary School, its window and door frames need their mastic kept sound, just like a home’s. For an older house near a landmark such as All Saints' Church, the joint between an old wall and a newer frame is generally the first place rain gets in. Letting a property close to Ryde St Johns Road station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.

About our sand mastic in Ryde

Burnt sand mastic is a traditional material that sits naturally against stone and brick. It suits period and listed homes where a modern sealant bead would stand out. We’re often asked to deal with failed mastic on an exposed elevation and modern sealant on a period surround, on period & listed homes, timber door frames and tenement windows.

Ryde mixes older streets, where windows have often been replaced, with newer estates fitted with uPVC. In every case, the joint between frame and wall is what keeps water out.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Ryde questions

Do you work for landlords with property near Ryde St Johns Road station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.

Do you cover Ryde for sand mastic?

Yes. We work across London and the South East, and Ryde is part of that. Just call 0345 464 0079 or email us with a few details of the job.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Can you replace silicone on a period window with sand mastic?

Generally, yes. With the silicone removed and the joint cleaned we point it with sand mastic.

What should I tell you?

Tell us what needs doing and where. We’ll ask anything else we need to know.

Aftercare tips

To keep the joints looking good and working properly:

  • Do not paint over the new mastic
  • Renew mastic before redecorating the windows
  • Look over the window mastic once a year
  • Keep sills and gutters clear so water drains away

Leave the new mastic alone while it firms up. It skins over quickly, but takes longer to harden fully.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger as more mastic falls out.

How we quote for sand mastic

The quote reflects the job in front of us. We look at:

  • How much old sealant there is and how hard it is to remove
  • The product the joint needs
  • The number and length of the joints
  • Whether there’s mould to deal with

Leaving a failed joint usually makes the job bigger, not smaller. If you are not sure whether it needs doing, call 0345 464 0079 or email us and we will give you an honest view and a quote.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • If someone has resealed it before
  • The address or postcode of the job
  • Access, such as stairs, a lift or height
  • The rough size of the job

Need a quote? Please call 0345 464 0079 or email us with a few details. We will explain what we’d do and give you a clear price before any work starts.

What we can’t put right

Before you book, it’s worth knowing the limits too:

  • Damaged stone surrounds
  • Sashes that rattle, stick or will not open
  • Putty and glazing repairs

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Stone surrounds
  • Sash and case windows
  • Period & listed homes
  • Brick reveals
  • Tenement windows
  • Timber door frames

What happens on the day

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours per window, depending on the condition of the joints. Parking in a town like Ryde is usually straightforward, but tell us if there’s a driveway or any restrictions, and let us know if the work is upstairs, in a flat or up high outside.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. We rake out the old mastic and clean the joint.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Before we arrive

  • Mention if the joints have been sealed before
  • Mention any leaks or damp you’ve noticed
  • Mention any parking rules near the property

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

What happens if it’s left?

Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic suits the building and blends with the stone or brick. Black mould and gaps in sealant do not fix themselves, and in a busy home in Ryde they get worse with every use. Now is the easy time to put it right.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email and we will talk you through it.
