About our sand mastic in Binstead
Burnt sand mastic is a traditional material that sits naturally against stone and brick. It’s a good fit for period properties where a modern sealant bead would stand out. If you are dealing with crumbling sand mastic round a window and silicone on a period window that looks wrong, we can help, on stone surrounds, tenement windows and period & listed homes alike.
Around Binstead, conservatories, garden rooms and patio doors are often part of the house. Those joints need the same attention as the main windows.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
What happens on the day
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on how many windows. For a job in Binstead, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- Each surround is checked first.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic is not too thick.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.
Before we arrive
- Tell us if parking is tricky
- For business premises, tell us about site rules or sign-in
- Where the joints are inside, avoid wetting them before we arrive

What happens if it’s left?
Replacing sash windows is a big decision for a period home, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. In a smaller place like Binstead, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

FAQs for Binstead
Does living near the coast affect sand mastic in Binstead?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Do you work for landlords with property near Ryde Esplanade station?
Yes, we work for letting agents and landlords. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.
Do you cover Binstead?
Yes. We cover Binstead and the rest of the Isle of Wight, as part of our work across South East England, London and Scotland. To book, phone 0345 464 0079 or email us.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
What do you need from me for a quote?
Let us know what needs doing and where. We will ask anything else we need to know.
Can I choose the sealant colour?
Yes. Sealants come in white, clear, grey and other colours for many products, and we will agree it with you first.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
Should I use sand mastic or silicone?
We’ll help you decide. Sand mastic suits many period homes, and modern sealants suit newer frames.
Sand mastic in Binstead: local notes
Binstead is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. With historic houses such as Nunwell House (about 3.3 miles south-east) nearby, there’s older building stock in the area around Binstead as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
Homes close to Holy Cross Church include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in. Rented homes near Ryde Esplanade station change hands often, and any sash windows need sound mastic to keep draughts and rain out. For site and facilities teams at buildings such as Binstead Primary School, its window and door frames need their mastic kept sound, just like a home’s.

What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Damaged stone surrounds
- Cracked or broken glass
- Sash cords, weights and draught-proofing of the sashes
Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before booking.
What we seal
- Timber door frames
- Sash and case windows
- Period & listed homes
- Brick reveals
- Stone surrounds
- Tenement windows

Sash and case windows
Most of our sand mastic work is on sash windows. We renew the mastic round each box.
Tenement and terrace windows
Tenements and terraces often have many sash windows with ageing mastic. We can do one window or several.
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Renew mastic before redecorating the windows
- Clear gutters so water does not pour onto the windows
- Avoid patching sand mastic with silicone
- Have rotten timber repaired before new mastic goes in
Leave the new mastic unpainted, which is the traditional advice. Ask us before any decorating around it.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
