How sand mastic works in the Isle of Wight
Fresh sand mastic forms a skin quite soon, but it takes longer to harden fully. Traditional guidance is not to paint over it and we’ll advise if you’re redecorating. Typical jobs include mastic worn away on windows facing the weather and open joints round the window box, across tenement windows, timber door frames and period & listed homes.
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a single window, longer for several.
- We start by checking each surround and agreeing the joints to renew.
- Old, loose mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic isn’t too thick.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The mastic is finished to sit tidily against the stone or brick.
What affects the price in the Isle of Wight
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Around Newport
We work in homes and buildings around Seaclose Park, Castle Inn and Island Innovation VI Form Campus and the streets around them. Other local landmarks include Christ The King College (0.6 miles south-west) and Nine Acres Primary School (less than half a mile south). A little further out are Carisbrooke Castle (1 mile south-west) and St Mary's Hospital (0.8 miles north). Not far away are Briddlesford Nature Reserve and Mill Hill.
Sand mastic across the Isle of Wight: local notes
The Isle of Wight has everything from older homes with timber frames to newer ones with uPVC. Exposed walls are where window sealant normally fails first.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building. The Isle of Wight includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.
Newport: Historic houses such as Carisbrooke Castle, about 1 mile south-west, show how far back building around Newport goes, and older homes nearby need a sealant that suits their walls. For site and facilities teams at buildings such as Nine Acres Primary School, the mastic around its windows and doors needs looking after like any other building’s.
Landlord and commercial work in the Isle of Wight
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Why it fails
Rain on the window surround works into any crack and loosens it further. Windows facing the weather tend to go first.
The most common problems we see are:
- Old sand mastic that has cracked, crumbled or fallen out
- Open joints round the window box
- Tired mastic found when preparing windows for paint
- Cracked mastic round a front door frame
DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Why deal with it now?
New sash windows are a major, costly change, and in listed buildings it may need consent. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround.
What your quote should include
- Which colour the sealant will be
- Whether VAT is included
- Who does the work, and how experienced they are
- What preparation is included
Honest limits
We’d rather tell you now than do work that won’t last, so these are the limits:
- Cracked or broken glass
- Damaged stone surrounds
- Decayed frames that need repair
Common questions in the Isle of Wight
What is sand mastic?
Sand mastic is a traditional material for pointing round windows and doors. It combines sand with a linseed-oil-based binder.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint.
Do you guarantee sand mastic work?
Every job comes with our one-year guarantee.
How long does the job take?
Typically it takes a few hours per window, depending on the condition of the joints. Bigger jobs take longer, and we will tell you how long to expect.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Are you insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
