Sand Mastic in Westridge

Window and door surrounds in Westridge need attention? We cut out the old, prepare the joints and apply the right sealant.

  • Tired mastic found when preparing windows for paint
  • Old sand mastic that has cracked, crumbled or fallen out
  • Failed mastic on an exposed elevation

Sand mastic near Westridge

Why deal with it now?

Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic suits the building and finishes neatly against the masonry. Older cottages and farmhouses around Westridge can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What you get with us

Sand mastic in Westridge

A silicone bead around a sash window can look out of place and isn’t always the right material. Sand mastic is the traditional choice, and we can replace one with the other. We are often asked to deal with open joints round the window box and mastic worn away on windows facing the weather, across sash and case windows, timber door frames and stone surrounds.

Somewhere as small as Westridge, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

A one-year guarantee comes as standard, so you’re covered after we have gone.

Questions from Westridge

I let a flat near Smallbrook Junction station. Can you help?

Yes, we work for landlords and letting agents. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.

Is sand mastic in a coastal place like Westridge any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

What is sand mastic?

Sand plus a binder based on linseed oil. It’s applied by hand and shaped to suit the surround.

Should I check with the council before work on a listed or conservation-area home?

Checking first is sensible. Ask your local planning authority whether consent is needed for listed or conservation-area properties.

Is it OK to seal over old sealant?

No. The old sealant always comes out first, so the new sealant bonds properly.

Can you match the sealant colour?

We help you choose a colour that suits. The choice depends on the product the joint needs.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.

What the job involves on each surface

Stone surrounds

Old stone surrounds are often uneven, so the gap is not the same all the way round. We shape it by hand to follow the stone.

Brick reveals

Gaps between frame and brick let in rain and draughts. New mastic seals the gap.

Frames and glazing around Westridge

Westridge is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Letting a property close to Smallbrook Junction station? Then older sash windows in a rental need their mastic kept sound to keep the weather out. If you look after a building such as Oakfield Church of England Aided Primary School, the mastic around its windows and doors needs looking after like any other building’s. If you live in an older home near St John's Church, the joint between an old wall and a newer frame is normally the first place rain gets in.

What we cannot put right

We won’t take on work that will not last, so these are the limits:

  • Planning or listed building consent (your local planning authority decides)
  • Cracked or broken glass
  • Decayed frames that need repair

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before booking.

Joints and surfaces we work on

  • Timber door frames
  • Period & listed homes
  • Sash and case windows
  • Stone surrounds
  • Tenement windows
  • Brick reveals

Aftercare tips

So the new joints stay in good condition:

  • Plan mastic work ahead of painting
  • Inspect the joints round the windows every year or so
  • Do not paint over the new mastic
  • Check with your local planning authority if your home is listed

Don’t run silicone over the new mastic. If you see a crack, ask us to take a look before trying a quick fix.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

What happens on the day

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for a single window, longer for several. Somewhere like Westridge needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Before we arrive

  • Let us know about parking restrictions
  • Let us know if you’ve seen damp or leaks
  • Clear items away from the joints we are working on

How we quote for sand mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Access and height
  • How many areas need sealing
  • The number and length of the joints
  • Any working-time requirements on site

Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

Asking for a quote

When you call or email, it’s useful to know:

  • The type of property
  • The problem you’ve noticed
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height

Getting a quote is simple: let us know what needs doing and where. A few photos by email make the job easier to understand.

Work for landlords, hotels and businesses

If you manage several properties in or around Westridge, several properties can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
