Sand Mastic in Sandown
Window and door surrounds in Sandown need attention? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Cracked mastic round a front door frame

- Window mastic to renew ahead of painting
Sandown homes and the weather
Sandown is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Letting a property close to Sandown station? Then older sash windows in a rental need their mastic kept sound to keep the weather out. Managing a site like The Bay Church of England School? Then its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Christ Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Sand mastic in Sandown, done properly
Across Sandown, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand, finished to suit the masonry. If you have window mastic to renew ahead of painting and mastic dropping out of the joint, we can help, whatever the surface.
Many houses in smaller places like Sandown have conservatories, garden rooms or patio doors. Those joints need the same attention as the main windows.

Sandown: your questions answered
Do you cover smaller places like Sandown?
Yes. Sandown is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is sand mastic in a coastal place like Sandown any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Can I choose the sealant colour?
We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
How long does sand mastic take to go off?
The surface skins quite quickly, then hardens over a longer period. Timing depends on the weather and the joint.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Where are you based?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on how many windows and we leave things clean and tidy. A visit to Sandown is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First we agree which joints need doing.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.
How to prepare
- Mention if the joints have been sealed before
- Move anything stored near the joints
- Let us know about stairs, lifts or work at height

Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Look over the window mastic once a year
- Keep modern sealant off the mastic
- Go gently near the mastic when preparing windows
- Clear gutters so water does not pour onto the windows
Make sure water drains away from the window surround. Constant wetting wears the mastic faster.
Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall, so renewing it early is worth it.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
How we quote for sand mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How much old sealant there is and how hard it is to remove
- Mould in or behind the old joints
- How many areas need sealing
- The product the joint needs
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.
Helping us quote
You do not need to know the technical terms. It helps if you can tell us:
- Where the property is
- Whether it has been sealed before
- Whether it’s a home or a business
- How many joints, rooms or windows are involved
To get a quote, phone 0345 464 0079 or send us an email with the location and a short description of the problem. You will have a clear quote before work begins.
How the job changes by surface
Timber door frames
Period doors in stone or brick openings are often pointed with sand mastic. We renew it the same way as on windows.
Tenement and terrace windows
Rows of sash windows on tenements and terraces often need renewing together. We work on single windows or whole elevations.
DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
