Sand mastic near Foreland Fields

Foreland Fields homes and the weather

Foreland Fields is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to Saint Luke include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you look after a building such as Bembridge Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

About our sand mastic in Foreland Fields

Sand mastic suits most period window surrounds. Newer frames generally get a flexible sealant instead and we’ll explain which is best for yours. Common call-outs are for a silicone bead on a sash window that spoils the look and old sand mastic that has cracked, crumbled or fallen out, across timber door frames, sash and case windows and stone surrounds.

Outdoor sealant needs dry, clean surfaces, so work on frames around Foreland Fields is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

When it isn’t the sealant

In fairness, there are a few things sealant won’t fix:

  • Sashes that need overhauling
  • Timber that has rotted
  • Broken panes

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

Foreland Fields questions

Do you cover smaller places like Foreland Fields?

Yes. Foreland Fields is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does the coastal weather in Foreland Fields affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Can tenants book the work?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Where are you based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Is it OK to seal over old sealant?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Which is right for my windows, sand mastic or modern sealant?

For period timber windows in stone or brick, sand mastic is often the better fit. Modern frames normally suit a flexible sealant, and we’ll explain why.

What we are called out for in Foreland Fields

Most of it is simply age. Sand mastic is a maintenance item like any pointing, depending on exposure and upkeep.

Signs it’s time to call us include:

  • Weathered mastic on the most exposed windows
  • Wind and rain getting in round a sash window
  • Modern sealant on a period surround
  • Patchy fillers round a sash window

Letting a property close to Brading station? Then any sash windows need sound mastic to keep draughts and rain out.

Choosing a sealant specialist

What affects the quote in Foreland Fields

For a quick quote, just ask. The main things that affect it are:

  • Mould in or behind the old joints
  • Access and height
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

Asking for a quote

To help us quote quickly, let us know:

  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

If you’re in Foreland Fields and need sand mastic, ring 0345 464 0079 or drop us an email. A short description of the job and where it is helps us quote, and you’ll get a clear quote before work begins.

Leave it or put it right?

An open joint round the frame lets weather in. Water can get to the frame and the masonry so renewing it early protects the window. In a small place like Foreland Fields, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Why us?

  • Approved under the ARBOMaster scheme
  • Experience in homes, commercial sites and hotels
  • Any old sealant cut out fully, not covered over
  • Over 20 years’ experience

Landlord and commercial work in Foreland Fields

We also work for property managers and facilities teams. Several sites can go on one quote.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

How the visit works

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work starts. The work generally takes anything from a few hours to a full day, depending on how many windows. Somewhere as small as Foreland Fields, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. Deep voids are packed so the mastic is the right thickness.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Move anything stored near the joints
  • Mention any sign-in or site rules at work premises
