Bathroom resealing in PO35: how it works
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. Common call-outs are for shrunken sealant along the back of a worktop and mouldy sealant that has gone black, on basins & vanity units, sinks & splashbacks and wet rooms.
We bring everything the job needs with us. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a morning or an afternoon for most single baths and showers.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.
What you’ll pay
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
What you get with us
- Homes, businesses and hotels
- You choose the colour before work begins
- Anti-fungal sanitary silicone in wet areas

Bathrooms and kitchens across PO35
PO35 has homes of every age, old and new, with plenty of rented property in places like Bembridge, Foreland Fields and Hillway. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in PO35. Coastal guest houses and holiday lets in PO35 can see heavy use in busy months, which is hard on sealant and grout.
Bembridge: Schools such as Bembridge Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Bembridge Methodist Church, walls and floors in older homes can move, and sealant and grout show it first.
How the job changes by surface
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
What happens if it’s left?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair.

Can I do it myself?
A DIY attempt does not rule out a professional job. We cut it out and start again.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
How to look after the new joints
A little care helps the new joints last. Our advice:
- Dry the bead with a towel now and then
- Keep the fan on for a while after bathing
- Do not leave water standing on kitchen joints
- Check the joints every few months for splits or lifting
Wipe up standing water along the worktop joint. A dry joint lasts longer.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Landlords, agents and businesses in PO35
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
