Sand mastic in Moortown

Traditional burnt sand mastic blends with stone and brick surrounds. It’s a good fit for period properties, where modern sealant can look out of place. Common call-outs are for cement or filler used on old window joints that has cracked and mastic that needs renewing before redecorating, across brick reveals, sash and case windows and period & listed homes.

In a village or hamlet like Moortown, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

Our work is backed for twelve months, in Moortown and everywhere else we cover.

Moortown questions

Do you cover smaller places like Moortown?

Yes, Moortown is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Yes. Our work covers London and the South East, and Moortown is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job.

What information do you need?

A short description and the location, with photos by email if possible. We will ask anything else we need to know.

Where do you work from?

Our base is in Crawley, and we work across South East England, London and Scotland.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme.

Do the sealants smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

How much does sand mastic cost in Moortown?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.

Is it possible to take out silicone and use sand mastic instead?

Yes, we do this often. The old silicone has to come out completely so the mastic can sit properly.

What we can’t put right

A few problems are outside what sealant work can do:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Crumbling stone or brickwork round the window
  • Broken panes

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

Sand mastic in Moortown: local notes

Moortown is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

In the older streets around St. Mary's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Do you need sand mastic in Moortown?

Timber swells and shrinks with the weather. That movement opens up the mastic joint little by little.

These are the problems we are asked about most:

  • Patchy fillers round a sash window
  • Mastic round period door frames that has failed
  • Window mastic to renew ahead of painting
  • Draughty sash windows at the surround

For site and facilities teams at buildings such as Brighstone Church of England Aided Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

10 questions to ask before you book

Quotes for sand mastic in Moortown

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Mould in or behind the old joints
  • How easy the joints are to reach
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Helping us quote

Before you ask for a quote, have a think about:

  • Access, such as stairs, a lift or height
  • The rough size of the job
  • Where the job is, and your postcode
  • A few photos by email, if you can

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll explain what’s involved.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Keep modern sealant off the mastic
  • Take care around the mastic when scraping paint
  • Look over the window mastic once a year
  • Have rotten timber repaired before new mastic goes in

Don’t run silicone over the new mastic. If you see a crack, ask us to take a look before trying a quick fix.

Good mastic helps keep the frame dry. Failed mastic lets water reach the timber and timber that stays wet can rot.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours per window, depending on the condition of the joints, including the tidy-up. Somewhere like Moortown needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

Why deal with it now?

New mastic over crumbling mastic won’t hold. We remove the loose material first so the new mastic stays put. Where a wall is exposed, as many are in small places like Moortown, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
