Sand mastic for Gunville homes and businesses

Sand mastic for homes and businesses in Gunville

For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. We’re often asked to deal with mastic round period door frames that has failed and mastic that needs renewing before redecorating, across brick reveals, sash and case windows and tenement windows.

Homes in small places like Gunville often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

Big or small, it’s backed by our one-year guarantee.

What sand mastic looks like in Gunville

Historic houses like Carisbrooke Castle (about 0.8 miles south-east) are a reminder that the area around Gunville has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you live in an older home near St. Mary's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as Carisbrooke College, larger buildings have plenty of frames, and the mastic around each one ages.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to a full day, depending on how many windows, and the area is left clean. Somewhere as small as Gunville, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work

What affects the cost of sand mastic

There’s no set price list. What we look at:

  • The product the joint needs
  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • Access and height

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • The rough size of the job
  • The type of property
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, ring 0345 464 0079 or email us.

Gunville: your questions answered

Can you do sand mastic in Gunville?

Yes. Our work covers London and the South East, and Gunville is part of that. Just phone 0345 464 0079 or email us with a few details of the job, and we will give you a clear quote.

Is there a guarantee on sand mastic in Gunville?

All our work, in Gunville and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Where do you work from?

Our base is in Crawley, and we work across South East England, London and Scotland.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Do you offer different sealant colours?

Most of the time, yes. We will tell you which colours the right product comes in and agree one before work begins.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

What is sand mastic?

It’s the traditional filler for the joint round timber windows and doors. It’s made with sand and a linseed-oil-based binder.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Why deal with it now?

An open joint round the frame lets weather in. Water can get to the frame and the masonry, so dealing with it now protects both. Where a wall is exposed, as many are in small places like Gunville, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

How the job changes by surface

Stone surrounds

We take care not to mark the stone when the old mastic comes out.

Tenement and terrace windows

Windows above ground floor need the right access. Tell us the height and we will confirm what’s needed.

Honest limits

Sealant is not the answer to every problem, and we’ll tell you before work begins. Sealant won’t put right:

  • Whether work needs listed building consent
  • Timber that has rotted
  • Masonry that needs repairing

If you’re not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer.

What we seal

  • Timber door frames
  • Period & listed homes
  • Brick reveals
  • Sash and case windows
  • Tenement windows
  • Stone surrounds

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Take care around the mastic when scraping paint
  • Ask a joiner to look at soft timber first
  • Renew mastic before redecorating the windows
  • Check the mastic when you check the paintwork

Avoid sealing over the mastic with silicone. If anything cracks, get it looked at rather than patching it.

Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.
