Mastic and sealant across PO39

Bathroom resealing across PO39: what to expect

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on basins & vanity units, baths and shower trays & enclosures, and people most often call us about water escaping at the shower enclosure and water getting behind the kitchen upstand.

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

What’s near Totland

Around Totland, our work takes us to homes and buildings near Colwell Bay Inn, Christ Church and St Saviour's Catholic Primary School and the streets around them. Well-known places in the area include Yarmouth Castle (2.5 miles north-east) and Dimbola Museum And Galleries (1.2 miles south-east). Green spaces nearby include Lymington and Keyhaven Marshes Nature Reserve and Tennyson Down.

Bathrooms and kitchens across PO39

In PO39, bathroom resealing takes in flats, houses, rentals and businesses, from Totland and Colwell to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building. Coastal guest houses and holiday lets in PO39 can see heavy use in busy months, which is hard on sealant and grout, and the weather is hard on the outside too.

Totland: In the older streets around Christ Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as St Saviour's Catholic Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How to look after the new joints

To keep the joints looking good and working properly:

  • Wait for the cure time we give you
  • Run the extractor fan during and after every shower
  • Don’t let bottles sit on the bead
  • Check the joints every few months for splits or lifting

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

Why act early?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect.

Questions to ask before booking

  • Whether VAT is included
  • How the surfaces are prepared before sealing
  • When the joint can take water or movement
  • How hidden problems are handled

When it is not the sealant

In fairness, some problems need a different trade:

  • A tray that rocks until it’s re-bedded
  • Loose or hollow tiles, or failed tanking behind them
  • Water coming from the plumbing rather than the joint

For landlords and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Different surfaces, different methods

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that.

Your questions about bathroom resealing in PO39

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Is white the only colour available?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

Do you work in PO39?

Yes. We are based in Crawley and work across South East England, London and Scotland, PO39 included.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Can you just seal over the old silicone?

No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Do you work for landlords and businesses?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.
