How bathroom resealing works in PO40
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures, and the jobs we see most are lumpy, uneven sealant from a DIY attempt and gaps where the bath or tray has moved.
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes two to three hours for a typical bath, depending on how much old sealant there is.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, usually around 24 hours.
How we quote
What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

Local landmarks in Freshwater
We work in homes and buildings around The Red Lion pub, All Saints' Church and All Saints Church of England Primary School. A little further out are Yarmouth Castle (1.9 miles north-east) and Ferguson Family Museum (0.7 miles north-east). Not far away are Lymington and Keyhaven Marshes Nature Reserve and Afton Down.
Bathroom resealing across PO40: local notes
From Freshwater, Totland and Easton to its smaller places, homes across PO40 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in PO40. PO40 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are normally the first to need attention.
Freshwater: For an older house near a landmark such as All Saints' Church, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like All Saints Church of England Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What happens if it’s left?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair.

What affects the quote in PO40
We quote each job individually. This is what makes a difference:
- Any working-time requirements on site
- How many rooms, windows or areas are involved
- How easy the joints are to reach
- Whether old sealant or filler has to be cut out
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
Helping us quote
What to tell us when you ask for a quote:
- Pictures of the joints, sent by email
- Whether it has been sealed before
- What the problem is, such as mould, gaps, leaks or cracking
- The type of property
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or drop us an email.
How the job changes by surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Shower trays & enclosures
There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Honest limits
Before you book, it’s worth knowing the limits:
- A tray that rocks until it’s re-bedded
- Cracked or missing grout between tiles (that is regrouting)
- Water coming from the plumbing rather than the joint
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Common questions in PO40
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we are fully insured.
What colours of sealant can you use?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
What does bathroom resealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
How long will the resealing take?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
Can mouldy silicone be sorted out?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
