Windows and doors in Freshwater

Freshwater is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

In the older streets around All Saints' Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as All Saints Church of England Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Window mastic in Freshwater

Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that can’t flex, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. We work on composite doors, window sills and patio & French doors, and the jobs we see most are untidy mastic left by window fitters and cracked or shrunken mastic around the frame.

Around Freshwater, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows.

A one-year guarantee comes with the work, just as it does everywhere we cover.

For landlords and businesses

If you manage several properties in or around Freshwater, several properties can be quoted together. Send us the addresses and the work at each.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Why deal with it now?

Running fresh sealant over the old joint is tempting, but new sealant can’t bond to old, crumbling mastic. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. Homes in smaller places like Freshwater can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or drop us an email and we will talk you through it.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a handful of frames, longer for a whole house, and the area is left clean. A visit to Freshwater is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before
  • Tell us about any water getting in

Your questions about window mastic in Freshwater

Is Freshwater in your area for window mastic?

Yes, Freshwater is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear quote.

Is window mastic in a coastal place like Freshwater any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Can you do the inside joint as well?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What the job involves on each surface

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

Window sills

Sills catch the water running down the glass, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

Quotes for window mastic in Freshwater

We quote each job individually. This is what makes a difference:

  • How easy the joints are to reach
  • The amount of work
  • Which sealant suits the joint
  • Any working-time requirements on site

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If someone has resealed it before
  • Whether it’s a home or a business
  • Photos by email, if that’s easy

Every job is quoted individually, so start by telling us what you need. Simply call 0345 464 0079 or email us and describe the job.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • A failed sealed unit that has misted up
  • Draughts through the window seals rather than the frame
  • Broken hinges, locks or handles

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

Aftercare tips

Looking after new joints is easy:

  • Avoid blasting the frames with a pressure washer
  • Wash the frames with mild soapy water
  • Paint up to the joint, not over it
  • Walk round the house once a year and look at the joints

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.
