Window mastic for homes and businesses in Barton

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you have cracked sealant at the sill ends and draughty joints inside around the window, we can help, whatever the surface.

Around Barton, conservatories, garden rooms and patio doors are often part of the house. Those joints need the same attention as the main windows, and any older timber or sash windows need a sealant that suits them.

There’s a 12-month guarantee on every job, whatever its size.

Why act early in Barton

Working on frames from a ladder with a sealant gun is not easy, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. Homes in smaller places like Barton can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

What the job involves on each surface

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. If we find rot, we’ll tell you before going ahead, as that’s a job for a joiner.

uPVC windows

We clean the frame edge carefully so the plastic is not marked, then the sealant goes in between frame and wall.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of frames, longer for a whole house and we leave things clean and tidy. For a job in Barton, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Mention any tricky access
  • Tell us about any water getting in
  • Keep children and pets away from the work area

Advice

Frames and glazing around Barton

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Carisbrooke Castle (about 1.6 miles south-west) are a reminder that the area around Barton has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to St Paul's Church include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

For island and remote addresses, a little more planning is needed, so mention it when you ask for a quote.

Common problems we fix in Barton

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.

Most people get in touch after spotting one of these:

  • Water coming in at the bottom corners of a door
  • Gaps where the sill meets the wall
  • Mastic that is falling out in pieces
  • Gaps between the frame and the inside reveal

For site and facilities teams at buildings such as Barton Primary School, the mastic around its windows and doors needs looking after like any other building’s.

FAQs for Barton

What guarantee comes with window mastic in Barton?

All our work, in Barton and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Barton?

Yes. Barton is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Barton.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures.

Can you reach windows above the ground floor?

Normally, yes. We plan safe access before the job.

How do I get a quote for window mastic in Barton?

It depends on the job, so we quote each one individually. To get one, call 0345 464 0079 or send us an email with a short description of the job.

Quotes for window mastic in Barton

For a quick quote, just ask. What matters most is:

  • Working hours on commercial sites
  • The product the joint needs
  • Access and height
  • How much there is to do

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

What to tell us for a quote

When you call or email, these details help:

  • A few pictures by email, if you can
  • If someone has resealed it before
  • Where the property is
  • Roughly how big the job is

For a quote, phone 0345 464 0079 or email us and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.

What sealant work cannot fix

Sealant is not the answer to every problem, and we’ll tell you before we start. It won’t solve:

  • Damp problems in the wall away from the window
  • Broken hinges, locks or handles
  • A failed sealed unit that has misted up

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.

  • Timber windows & doors

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
