About our bathroom resealing in Totland
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Totland. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. If you are dealing with two layers of silicone, both failing and a bead that has pulled away from the tiles, we can help, whatever the surface.
In and around Totland, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.
Each job carries a 12-month guarantee, large or small.

When it is not the sealant
In fairness, there are a few things sealant won’t fix:
- Water coming from the plumbing rather than the joint
- A tray that rocks until it’s re-bedded
- Cracks in the tray itself rather than the joint
If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before you book.

What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. In a smaller place like Totland, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What happens on the day
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job. Parking around Totland is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
How to prepare
- Tell us if parking is tricky
- On commercial sites, let us know about site rules
- Tell us about any water getting in

Bathroom resealing around Totland
Totland is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you look after a building such as St Saviour's Catholic Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Totland questions
Do you cover smaller places like Totland?
Yes. Totland is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is bathroom resealing in Totland guaranteed?
Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Is there any odour?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Do you do kitchens as well as bathrooms?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Can you quote for more than one area?
Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What the job involves on each surface
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.
Signs you need bathroom resealing in Totland
Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
People generally contact us when they notice one of these:
- Shrunken sealant along the back of a worktop
- Black spots spreading through the bead
- A bead that has pulled away from the tiles
- Water escaping at the shower enclosure
Homes close to Christ Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
