About new build mastic in the Isle of Wight
Snagging sealant properly means taking the failed bead out completely. New silicone will not bond to old silicone, so it all comes out before we clean, dry and reseal. We’re often asked to deal with second-fix sealing on new plots and shower seals failing in the first year or two, across kitchens, bathrooms & en suites and plot handovers.
When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work starts. The work generally takes a few hours in a single home.
- We go through the snagging list or plot schedule and agree the joints to do.
- We cut out every bit of the failed or messy sealant.
- Surfaces are cleaned of building dust and primed where needed.
- New sealant suited to each joint is applied and tooled neatly.
- Finally, each room is checked and you are given the cure time.
How we quote
Leaving a failed joint usually makes the job bigger, not smaller. If you’re unsure, call 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

New build mastic across the Isle of Wight: local notes
Homes across the Isle of Wight range from older properties with timber floors to new builds settling in. Floors move and new buildings settle, so skirting and floor joints open up in both.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in the Isle of Wight, joints are cleaned back properly before anything new goes in. Coastal guest houses and holiday lets in the Isle of Wight can see heavy use in busy months, so their sealant and grout wear faster than most.
Newport: For jobs in and around Newport, choosing the right material for each joint is as important as a tidy finish. Around Newport, as everywhere, new build mastic is only as good as the preparation behind it.
Honest limits
It helps to know what we cannot do too:
- Movement caused by a poorly fitted tray or bath
- Cracked trays, tiles or worktops
- Structural cracks in walls or ceilings
What affects the quote in the Isle of Wight
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- The product the joint needs
- Mould in or behind the old joints
- How much old sealant there is and how hard it is to remove
- How many areas need sealing
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
Asking for a quote
Before you ask for a quote, have a think about:
- The type of property
- The address or postcode of the job
- How many joints, rooms or windows are involved
- Access, such as stairs, a lift or height
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.
Different surfaces, different methods
Kitchens
New-kitchen sealant is often applied in a rush. We remove it and reseal with a kitchen-suitable sealant.
Show homes
In a show home, the sealant is on display. We lay neat, even beads in colours to suit the finishes.
Why deal with it now?
A hairline gap at a skirting can wait, but a leaking seal cannot. If you’re unsure which you have, call 0345 464 0079 or drop us an email with photos and we will give you a straight answer.

DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
The Isle of Wight questions
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme.
Can you work from my snagging list?
Yes. Send it with photos and we will quote for the sealant items. If something is not sealant, we will say so.
Is the work guaranteed?
Yes. Each job is guaranteed for twelve months, wherever you are.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Are you insured?
Yes, we are fully insured for every job we do.
Is there any odour?
Some sealants have a smell while they cure. Opening a window helps.
Will the old sealant be removed?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
