About our new build mastic in Puckaster

Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks. We work on bathrooms & en suites, windows & doors and skirting & floors, and the jobs we see most are cracks appearing as a new home settles and cracked sealant around new window and door frames.

In a village or hamlet like Puckaster, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.

We stand behind the work with a one-year guarantee.

Do you need new build mastic in Puckaster?

When the heating goes on in the first winter, the house dries fast. Gaps open along skirting, frames and worktops.

Any of these means the joints need attention:

  • Leaking shower tray seals in a new home
  • Plot mastic for developers ahead of handover
  • Sealant that never bonded to the surface
  • Joints pulling apart as timber shrinks

In and around Puckaster, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

How to choose a mastic man

New homes and floors in Puckaster

Puckaster is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For jobs in and around Puckaster, choosing the right material for each joint is as important as a tidy finish.

Looking after it afterwards

After the cure time, these simple habits help:

  • Avoid scourers and strong chemicals on sealant
  • Keep photos and emails about snagging items
  • Do not wait for the house to settle if water is getting through
  • Open a window or run the fan after bathing

Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it as they wear the bead.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant and the new finishes intact.

Leave it or put it right?

DIY kits do not solve the main problems with new-build sealant: grit, unprimed surfaces and old layers underneath. Cutting out, cleaning and priming are what make the difference. In a small place like Puckaster, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Your questions about new build mastic in Puckaster

Can you do new build mastic in Puckaster?

Yes, Puckaster is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or email us with a few details of the job, and we will send you a clear quote.

Is there a guarantee on new build mastic in Puckaster?

All our work, in Puckaster and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Do you have insurance?

Yes. Full insurance covers our work.

Why has my new-build shower seal failed already?

Lots of new homes see sealant crack early, because the house is drying and settling. Poor preparation at handover adds to it.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

My new home is still under warranty. Should I contact you?

Your builder, if you’re still in their snagging or warranty period. After that, or if their repair keeps failing, we can do it with our 12-month guarantee.

Can I send you my snagging list?

Yes. Snagging lists are a common starting point for us. We agree the sealant items with you before any work starts.

How the job changes by surface

Show homes

Show homes need sealant that looks right from day one. Every bead is neat and coloured to suit the room.

Skirting and floors

As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk painted or coloured to suit.

When something else is needed

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • Your warranty claim itself, which is between you and the builder
  • A tray or bath that is not properly supported, until it’s fixed
  • Leaking fittings rather than failed sealant

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.

How the visit works

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. It generally takes anything from a few hours to several days, depending on the number of plots. For a village or hamlet like Puckaster, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. We cut out every bit of the failed or messy sealant.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you’re given the cure time.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Tell us about any water getting in

Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
